The Application And Research Of The Fine Quality Management System Of Real Estate Project

With the substantial escalation of the government’s macro-control policies,the real estate industry will face a new round of challenges and competitive pressures.In the real estate enterprises,and compared the land has become scarce resources,customers and even strategic resources,so how to improve the residential quality and service quality,to "quality" win win customer satisfaction,is the need to think deeply about the current real estate business problems.Under this background,this paper is based on the real estate enterprises,the general quality perspective,each process of building products and services to penetrate the concept of refinement,in order to build real estate project fine quality management system to provide valuable research.Based on the in-depth analysis of the background and significance of this paper,the research status at home and abroad on the fine management system of real estate project,emphatically introduces the quality control theory of real estate projects,as well as the fine quality management system theory.Then,the quality of real estate construction project risk evaluation model,and illustrate the ideas,constructing quality risk assessment model of real estate projects,real estate construction project quality factors and AHP method to determine the index weight based on the construction and the use of fuzzy comprehensive evaluation of control model.Next,elaborated the real estate fine quality management system implementation,specially introduced the system implementation process as well as the system movement guarantee mechanism.Finally,to the Lijiang River in Guilin county government as an example,the use of quality risk assessment of the real estate project model,factors affecting the quality of the project was evaluated,finally obtains the quality risk of the project is not high and the effects of human factors and construction machinery quality risk factors of Lijiang River in Guilin county government greatly.Construction project quality risk weight analysis can be seen in the table of index weight "technology" and "construction equipment operation and maintenance,material inspection compliance" and so on several aspects of quality risk.And puts forward the detailed quality control measures of this project.Through the research of this paper,the quality risk assessment model of real estate construction project is expounded,and the concrete case is used to validate it.Finally,the measures based on fine quality management are put forward.Therefore,this model is feasible and can provide valuable reference and model for the practice of project quality management in Real Estate Company.
