As one of the important contents of project management,the quality of project cost management directly affects the final value of the project.In recent years,the pace of development of the real estate industry has slowed down gradually.If the real estate project development enterprises want to maintain their own stable operation,they should abandon the traditional rough management mode and implement the refined management as a whole.In the real estate enterprise management,the project cost management is a very key link.It is of great significance to study the refined project cost management to effectively reduce the project cost,increase the project income and enhance the competitiveness of the enterprise.This study is based on this purpose to carry out the research of project cost in the implementation stage of project D.First of all,this study studied the theory of relevant project cost management and project cost refinement management.Through literature research,case analysis,expert interviews and other methods,the D project was selected as the research case to introduce the current situation of project cost management in the implementation stage,and analyzed the problems of project cost management in the implementation stage of the completed phase III 7# plot.The problems include eight points: 1 There are problems in the same management;the second is drawing review;the third is that the concept of cost management has not been established;the fourth is that the design department does not have the ability of drawing optimization;the fifth is that there are many design changes,and there is a general situation of exceeding the target cost;the sixth is that the project visa is not standardized;the seventh is that the claim system is not standardized;the eighth is that the project price adjustment is not standardized.Then based on the refined management to carry out the optimization analysis of the project cost in the implementation stage of D project,the eight problems obtained from the investigation are summarized into four aspects: the design stage,the project change,the project claim and the standardized management.The standardized management is strengthened in the organizational responsibility of the enterprise,and the other three points are the key points of the optimization of the project cost in the implementation stage of the project,specifically the cost management and the project in the design stage Change management and project claim management.Taking this as the optimized route to carry out the optimization of the implementation design stage,project change and project claim cost of the phase III 9 # plot of the D project,and respectively put forward the control points of each part,the optimized management process and countermeasures.Finally,the optimization process and effect of the 9 # plot in the third phase of project D are described.Through the improvement of the organizational management structure and the improvement of the implementation process to achieve optimization,and ultimately achieve the control of changes and other contractual expenditures,reduce construction and installation costs and increase profit margin.Through the research of this paper,I hope to implement the concept of fine management into project management,and also provide some reference for other project development enterprises in the industry to carry out project cost management. |
