Research For Establishing Fine Quality Management System Of Real Estate Project

Along with the substantial promotion of government macro-control policy, real estate industry will face a mew round of challenge and competition pressure.In terms of real estate enterprises, compare with land, customers are becoming rare resource even strategic resources gradually. Therefore, how to improve house quality and service quality and use quality to won customers’satisfaction is a question that real estate enterprises need to think about deeply. Under this background, this paper is based on real estate enterprises and use the generalized quality perspective, to make detailed concept permeate every process of construction product and service, expect to provide a valuable research for establish detailed quality management system of real estate project.This paper utilize tools of analysis of organization operation system, to distinguish six kinds of driving factors which influence quality of real estate project, and use component analysis of driving factors as a logical origin, according to SMART principle, in the form of means-ends chain, to achieve scientific orientation of project quality objectives. And then utilize tools of process analysis to reveal one-to-one objective law which exist in the process of quality target formation and project construction. Based on this analysis, to achieve the standardization process design of project quality objectives. At the same time, provide quality management interface which is a combination of dynamic and static, dynamic interface including stakeholder management and customer satisfaction management, static interface including quality system design, contract management and quality documents management.Based on analysing and solving problems at the same time, from a total quality management PDCA circle and in view of the inspiration of TFV’s lean construction project management mode, take the scientific quality target location as a guide, the standardization process design as an achievement, the normalization quality management interface as an assistant, to form a structure pattern of detailed quality management system for real estate project. At the same time, provided a relative security mechanism for operating system reasonably.As a Chinese proverb says"if you want a river flows longer, you must clear its source." If real estate enterprises want to achieve development and promotion, they must assure the quality of products and service, and based on the broader, long-term, and sustainable development view, to achieve detailed quality management. Therefore, the relative research of detailed quality management that this paper showed will provide some train of thought and pattern with reference value of establishing quality management for real estate enterprises when multiple projects being developed and managed at the same time.45Pictures,17Charts,65references.
