After90s of the20th century, the real estate market has undergone a fundamental change.In the past,the marketing staff influenced customers’ consumption mainly through traditional media,such as newspapers, television, outdoor advertising, etc.The marketing policies ignored the individual needs of consumer,the business was stuck in the "product-centric" stage.In China,since2001,a few real state enterprises have been taking efforts to implement customer relationship management in order to enhance customer satisfaction.The core of customer relationship management is to focus on customer value customer value,enterprises practice one to one marketing principle to meet individual needs of customers,thus they enhance enhance customer’s faith,and achieve sustainable contribution of customer value.Customer relationship management requires real state enterprises to consider product positioning, more rational production and data analysis from the customer’s position.The subject gave a a detailed analysis of requirements of the customer relationship management through analyzing existing systems and investigating relevant departments. By analyzing system requirements, this paper presented the system model, system needs analysis use case diagram, schematic design, and the detailed implementation.The development of this system is-based on the mainstream J2EE platform, by studying the J2EE platform, this paper proposed solution of integrating Struts, Spring and Ibatis framework,greatly reduces the complexity of the system, and improve the efficiency of the development.Based on the above scenario, the system has achieved several major features of the system management:customer management, sales management, marketing management, and improve the level of the company’s customer information management, and provide solid support for the company’s decision-making.
