Nowadays,development and utilization of underground space is an important way ofdevelopment of three-dimensional city.In recent decades,Chinese steps up developmentand construction of underground spaced,however,the relative laws,regulations andresearches are very poor,which lead to backwardness of the underground space planningand development. These impact the planning and management of underground spaceseriously.Firstly confirm the valuable attributes of urban underground space in the social andeconomic life,then on the basis of this analysis, select Guangzhou Higher Education MegaCentergreat potential.And I collect various types of information to evaluate. Then underthe premise of the homogeneous geological conditions, I select the level of land, grounddevelopment capacity, the commercial flourishing degree, the convenient degree of publictransportation, subway and highway, the population flows, the perfection degree of publicfacilities in the study area as the nine factors to sey up the Hedonic price model. Thesetake full advantage of the ArcGIS vector data spatial analysis and geostatistical analysis oftechnology and methods; model run and analysis with the SPSS software.And resultsshow that: the function, population flow, commercial flourishing degree and land levelthese four factors through the significant inspection. Then built the unnatural affectingfactor system,adopt information entropy method to determinate the weight factors. Aftercompare the weight,it can be drawn that the price of the underground space andground-based planning and land prices are closely linked. Then with reference tomulti-factor comprehensive evaluation method, ArcGIS raster data spatial analysis in theDistance tool Reclassification of raster data, raster calculator,3D visualization technologyand SPSS regression analysis,I establish the final base land price model.From the results,it can be seen that the prices of underground space distribution isdiscrete. The morphological structure and location theory, land-use intensity distributionof the layered structure are quite different from the essence. And then I put forward theplanning proposals. The principle method used in this paper apply to such small-scale geographical scopeof the study area, the data easier to obtain and maintain better uniformity, the Hedonicprice model used in the evaluation of the price of underground spacevery objective andpractical. In addition, raster spatial analysis and multi-factor comprehensive evaluationmethod of urban underground space classification method is relatively simple, establishedon this basis, the premium model is equivalent to the ground grid standard land price, landcosts are for each rating unit can be obtained by querying in ArcGIS. Given the lack ofrelevant empirical research, the feasibility of various methods, the significance of theunderground space planning also need to continue to explore.
