Urban land is a prerequisite for urban construction and development,and urban land price is an important indicator of the urban economy.With the deepening of the process of urbanization,the gradually widening of urban skeleton,a sharp increase in demand for urban land supply and demand relationship has become strained,causing land price to rise.Therefore,We investigate the influencing factors and the formation law of residential land price,conducive to formulating the macro-control policies,stabling real estate market;urban water system is the lifeblood of the city,it is also an important aspect of the construction of ecological civilization.In the party's 18 report,the construction of ecological civilization in a prominent position overall layout,which was upgraded to a strategic height-"Five in One" of the cause of socialism with Chinese characteristics.and vigorously promote the construction of ecological civilization,lead the sustainable development of the Chinese nation.Therefore,studying the relationship between urban water systems and residential land price is of theoretical and practical significance.In this paper,from the Angle of urban drainage system to illustrate the impact of the ecological environment of urban residential land prices.On the basis of field investigation,access to a large number of literature,using the method of normative analysis,the characteristics of the connotation and characteristics of land price,the price model of the origin and theoretical development of normative analysis,determine the main factors that influence the residential land prices;Using the method of combining qualitative and quantitative analysis to determine impact on the surrounding residential land prices of urban water system governance mechanism,and on the basis of qualitative analysis combined with the survey data,and explain its performance has been revealed through quantitative calculation,the change and relationship;Finally to xi 'an action Ba biome in 2014 and 2015 for residential land,for example,urban water system from the Angle of quantitative management has carried on the empirical analysis to the influence of residential land prices.This article mainly includes the following research results:(1)This paper expounds the urban drainage management concepts and benefits of urban water system management function,from the land location,living environment and psychological demand level analysis of the urban water system influence on its surrounding residential land,came to the city water system management can promote its surrounding land demand,and value-added effect on the surrounding land prices.(2)To study the urban water system,mechanism of influence on surrounding residential land prices,mainly displays in: city water system belongs to public goods and has a certain ecological repair function,so it has a certain value,can produce spillover effects,affect the surrounding residential land prices;Urban water system in the process of governance to some extent reduced the land supply in the region,ecological environment improvement after pushing the region land demand increase,making the region residential land prices;With the further promotion of regional soil and water resources composite development mode,urban drainage management can have a multiplier effect and the surrounding land,promote each other,mutual reciprocity and mutual benefit.(3)To study the characteristics of urban drainage management variables the important degree of influence on residential land prices.On the analysis to determine the main factors influencing urban residential land prices,and introducing the Hedonic model,from the aspects of individual,neighborhood,location and so on three factors of the 10 factors as the characteristics of the model variables,to plot from the urban water system(drainage water,water landscape,water culture important node)distance represents the characteristics of the urban drainage management variables,the characteristics of the price model of linear model and semilog model and the correlation of the dependent variable are 0.303 and 0.248 respectively,in the effect of all the characteristics of the variable on the dependent variable importance are ranked sixth.(4)Quantitative research the urban water system(drainage water,water landscape,water culture important nodes)the size of the impact on the different distances around residential land prices.By use of statistical software,the Hedonic model of half a logarithmic function for linear regression analysis,the residential land to urban drainage distance increase 1 unit,residential land unit price the exponential(LnP)fell by 0.033,residential land unit prices fell 4.25%.
