The rapid development of high-speed railway is changing the pattern of urban and regional development both at home and abroad,although our country's high-speed railway construction has entered into the accelerated development stage,and obtained the rapid development of leap,but China's high-speed rail station surrounding area overall development and construction is still in its infancy,the parties in the face of high-speed rail construction and urbanization development research is not thorough,individual local high-speed rail station early development exist in different degrees of the scale,function orientation is on the high side,the development model is a single,comprehensive problems such as imperfect,the population and industry attractiveness is not enough,not strong enough,the basis of sustainable and healthy development There are some social and economic risks.Therefore,the research on the comprehensive land development around the high-speed railway station will become a hot spot.This paper first analyzes the relevant theories of high-speed railway station development and land value,then summarizes the influence path of high-speed railway station development on the surrounding land value,and on this basis,compiles the total factors table affecting the surrounding land value of high-speed railway station.Benchmark land price coefficient correction method equation as the high-speed rail site surrounding land value evaluation model of the comprehensive development,jiangning standing around S commercial land use for the accurate land price assessment,for a set of reliable,convenient and with high MTR station surrounding plots of land to be developed evaluation process,for the future new high-speed surrounding land comprehensive development proposal evaluation practice for reference.The conclusions of this paper are as follows:(1)Through the operation of high-speed access and summary of relevant research literature,in the high-speed development and construction will promote the ascension of land value,this article from the siphon effect of high-speed include factor analysis,it is concluded that the major core elements that affect the high-speed peripheral land value location factors,structural factors,policy factors,neighbourhood factors,scale of the station itself,passengers,and internal and external accessibility,and compiled a high-speed all elements of the surrounding land valuetable.(2)In the benchmark land price coefficient correction method,due to the large influence of regional factors on land price,this paper innovative prepared the correction table of land location factor coefficient around the high-speed railway station.Hedonic mathematical model was used to input the land data of six high-speed railway stations in jiangsu province.The model used the ordinary least square method for parameter estimation,and the Eviews7 statistical software was used to solve the problem.Finally,the weights of location elements affecting the land value around the high-speed railway station were obtained.On this basis,the correction table of location factor coefficient was compiled to provide necessary reference for the accurate and objective evaluation of the land value around the site.There are 7pictures,16 tables,54references in the article.
