The appraisement of farming land price is the estimation and judging of the objective reasonable price of the farming land, it has significant meaning to farming land protection and utilization system reform of the farming land. This thesis defines research range to appraising for the farming land of narrow sense namely price of cultivated land, takes the paddy field and nonirrigated farmland as the core, studies on appraising fanning land price of yucheng district Ya'an city of Sichuan Province, uses the reducing process of incomes to confirm the production value of the fanning land, C-D production function model is introduced in this method, and then calculates the price of farming land so as to reflect the farming land value under certain natural and social economic condition even more. Adopting the method of the endowment insurance substitution to quantify social security value. Adopting carbon tax law, afforest law of cost and industry oxygen price method of substitution to confirm gas regulating function value, by confirming the ecological value of the farming land, namely on the basis of the production value of the fanning land, social security value and ecological value are introduced to make farming land value composition tend to be intact.According to the analysis, the thesis gets some conclusions:(1 ) Among composition factors of the farming land value, the social magnitude of value is the largest, second is production value, ecological value is relatively low, its ratio of composition is: social value accounts for 85% of the total value, production value accounts for 10% of the total amount value, ecological value only accounts for 5% of the total value. The supreme value of the total price of farming land is 91.66 yuan /m~2, the minimum value is 55.29 yuan /m~2. The total price in the paddy field is as follows: first class is 91.66 /m~2 , second is 90.77 yuan /m~2, third is 59.03 yuan/m~2, fourth is 56.53 yuan /m~2, fifth is 55.30 yuan/m~2. Total price of nonirrigated farmland is as followed: first class is 88.56 /m~2 , second is 87.22 yuan /m~2, third is 57.33 yuan /m~2, fourth is 56.42 yuan/m~2, fifth is 55.29 yuan /m~2.(2) The production value of farming land closely related to class of land quality, the result of quantitative study shows: with the decrease of the credit rating ofland, the production price of the fanning land tends to decreasing, but first and second class price of farming land make little difference, obviously higher than three - four - five class farming land price.(3) The space distribution characteristic of the price of farming land is: The farming land with high price mainly distribute in zhongli syncline, the Ya'an syncline and the first and second class terrace with better working condition of qingyi river, longxi river etc. The farming land with high land production price mainly distribute in the middle and low mountain, the intersection of ditches. The farming land with lower land production mainly distribute in mountain regions and hills with high altitude and higher underground water level, somber deep ditch and narrow valley district.(4) Farming land inner circulation price whether farming land produce important embodiment form of value, but its price should include the benefits of land scale increased by eliminating the influence of land broken into pieces. Therefore, this thesis adds the part decreased by land broken into pieces to all theoretical benefits to calculate the net profit of different class farming land and further to calculate the inner circulation price of farming land of Yucheng district of Ya'an city. First class paddy field is 14.22 yuan /m2, first class nonirrigated farmland is 7.77 yuan /m2. This appraisal result can guide the circulation market of area studied by this thesis, fully playing the role of regulation and control of the price.(5) The price of farming land and the present expenses of the land expropriation compensation of Yucheng district of Ya'an city are compared. The minimum value of farming land price is 10.29 yuans /m2 higher than the supreme compensation standard (the expenses are 45 yuan /m2) regulated by law and 14.79 yuan /m2 higher than exact standard of the land expropriation compensation. Therefore, there is no total price which reaches the farming land in the present compensation standard. Compared with the urban basic land price of planning district of Ya'an city, the total price of farming land that can be originally worked out is far lower than the urban basic price of land, prove the land used for price in the cities and towns is higher than the agricultural land.
