Research Of Real Estate Quotation Spatial Decision Support System Based On ArcGIS

Currently, With the prosperity of real estate industry,the importance of real estate quotation is increasingly outstanding.The development of the GIS and the Computer technology and the deepening of the spatial support system lay a practical and theoretic foundation for the spatial decision support system of real estate quotation.This paper uses the concept and theory of spatial decision support system in the real estate quotation for the first time. On the basis of common methods we make the further use of the blurred math,the spatial analyzing,the 3D analysis and the geology-statistical analysis in the application of real estate quotation and set up spatial data warehouses,spatial models,data interoperabilities and the shared mechanism. We also implement the key functional mode with the ArcGIS and VB.NET.It has great significance in the reality and theory.(1) It makes the application of the GIS thchnique to the real estate quotation deeper and brings a close consolidation of information theory,computer science,management science,operation research,informational economics, behavior economics,geography,land rent and price theory and regional theory in the spatial decision support system.(2) It expands the range of the spatial decision support system and let the SDSS get the further spread in the real estate industy and It is the first time to use it in the real estate quotation.(3) It makes the real estate quotation scientific,systemic and information-based.The paper uses the spatial data in the information-based real estate quotation and forms a spatial dataware which is focus-focus,spatial andvaluable for decision. According to open GIS consortiun's standard we build the shared and interoperable mechanism of real estate quotation data on the basis of GML\XMLdata exchangeing。We also form an aided decision system whose keyissues are spatial data warehouse,spatial model base,knowledge warehouse and workflows. Decision support system participates the whole life cycle from the acceptance of the quotation to the price tracing.
