The market date approach is one of the basic and important real estate value method and its art is more matured method than other value method .Along with the economic development and the flourishing real estate market, so the market system perfect and the number of bargains more and more, the very similar instance become more available .The real estate value enterprises have to satisfy the strong need of database and data management. The advantage of processing data and the popularity of computer have affected the flow of real estate evaluation based on market date approach.Correspondingly, to set up an entire appraisal information system and make the best use the information resource in or out of the enterprise is the only way. One of successful evaluation requires the unification of science and art of this method, avoids the modus operandi of depending on the experience of the appraiser and of more qualitative analysis less quantitative analysis, which can also reduce the disadvantageous inducement of appraisal risk. So how to embody the spirit of impersonal and not obliterate the experience of the appraiser and use the quantitative analysis method will be the key of software development.This research follows the Criterion of real estate evaluation and advances the function and database design of this system and mine the factor for the most use which can be implemented,and brings forward the method of foundation and maintenance of database to apply the technology support.In this paper, the author expatiates her own opinion and lays stress on practice. The breakthrough of her study is as follows:(1)In order to control the science and rationality of appraisal procedure ,it is right to set up the system of some index.(2)A system of appraisal factor will give some support of the attribute subdivision and classification of real estate and the quantitative model for the appraisers.
