The research status for international and domestic evaluation of real estate were first captured and summarized in this article, and followed by analyzing some basic theories for estimation as well as condition, feature and influence factor for real estate’s pricing, and eventually some of the key prevalent estimation methods are evaluated based on the fundamental theory of evaluation of real estate. The key point for the said article is to specifically elaborate the Rough Set (RS) theory as well as Artificial Neutral Network (ANN) theory, and mainly focused on the processing of original data where information system’s Knowledge Reduction Algorithm and the Discretization Method of Continuous Attributes are present systematically. Starting with the basic theory of Artificial Neutral Network, by analyzing its structure and feature, the fundamental concept and algorithm for BP network model are present in steps as well. On the basis of analyzing the disadvantage of the market comparison method at the moment, the feasibility of improving the above weakness by RS-ANN is demonstrated after constructing the real estate estimation model based on the RS-ANNThe intention is to optimize the usage of data processing function of RS and the. scientific forecast function of ANN, so that the subjective judgment can be avoided and hereafter to construct a solid foundation for efficient estimation theory and practice.
