A Study On Demand-orientated Beijing Residential Development: Focus On The Plan Evolvement Since 1998

Since Residential commercialization in 1998, the supply of Urban Residential in Beijing changed from government-orientated into market demand- orientated. As a result, Residential Design became to focus on the variety demand of different consumers, and the housing market gradually segmented. The progress of some influential factors, covering society, economic, government policy and technology-advancement, make the demand of dwelling change continually and take on diversification. Only the residential design which meets with the consumer demand or explored out the potential society demand can reached a market Success. In this context, how to understand the dwelling demand changing and how to make our design correspond to the demand come to be problems. So it is high time to focus the Beijing residential development, making clear the clue of the demand-orientated residential development, thinking out the relationships among factors, demand and design.This study firstly reviewed the history of supply-orientated residential design, generalized law of residential progress and the demand of dwelling, all of which are the context of this study. Then this study carries on along two clues. On the one hand, analyze the changes of influential factors to find the changed residential demands, on the other hand, on the basis of case study, analyze the changes of housing planes to find the changed residential design. After that, comprehensively and simultaneously considering the two clues, we can learn the effect of demand to design.
