With the development of economic,residential construction and rapid development in our country,at present,the residential real estate development project has occupied A large part of our country present stage real estate development projects,residential real estate also become more mature,it's for residential real estate design work put forward higher request,and as A real estate development enterprises,A company to take control of design work,the function of the residential project design is becoming more and more attention.For enterprises to survive in the fierce competition in the market development,we must consider the customer at the beginning of product design requirements,design and launch popular with the customers of the product,is the inevitable choice of housing product development enterprises.Quality function deployment(QFD)is a kind of to the customer's demand with product design method.In this paper,A company residential development project functional design as the research object,using QFD quality function to expand the method,combined with WBS project design scope management methods,construct QFD matrix,the use of quality house for analysis,the use of WBS method A company project customer needs analysis,Established an integrated residential development and management framework,and gives quantitative research methods of residential development.This paper firstly introduces the theory of customer demand,customer satisfaction and quality function allocation of residential products.In order to further understand the demand of residential customers and establish a three-phase model,the first phase mainly focuses on the planning of functions,customer requirements,Analysis of the existing lack of functional systems,inadequate,based on the establishment of a new functional system.The second stage is mainly to solve the functional principle,mainly for the first phase of the system established by the program design,system optimization design,and then the cost of residential projects into functional costs.The third stage is to carry out the function of reverse evaluation,setting a variety of evaluation indicators,combined with the function,the importance of customer needs,comprehensive evaluation of the merits of the program,which to a large extent more accurately reflect the needs of customers and enterprises Satisfaction.The main purpose of this paper is to combine the QFD and WBS sides to define the scope of project design of Company A in residential area,Into units,draw WBS customer needs map,and matched to the relevant subject of responsibility for better implementation and management.At the same time,during the verification of the scope,the results should be strictly inspected and deduced in a reverse way so as to ensure the feasibility of the results so that the change will be decomposed and controlled within the range change control and strictly controlled within the feasible scope of cost,quality and progress.This research proves that the management methods for the design scope of small and medium-sized real estate enterprises should be based on a set of management methods that are suitable for enterprises and specific projects,and comprehensively enhance customer loyalty to the enterprise and eventually improve customer service quality.Greatly seize the market,in order to enhance their own competitiveness.
