Enlightment Of The Planning Of Donghu Xincun In Guangzhou On China’s Urban Residential Planning In The Context Of Housing Commercialization

Housing commercialization in China is derived from the top-down economic andpolitical reform. As the reform of system in land ues, housing investment and construction,and housing allocation, housing construction in our country has got a substantial improvement.With the development of housing commercialization, people will pay more and more attentionto obtain maximize benefits in Projects of housing construction, such as economy of land use,market-oriented residential planning and design. As a result, theories and practice of urbanresidential planning should be Consistent with the law of housing needs of residents, andhousing market supply. Also, planners and designers are requested to balance multipleinterests fair. This article mainly investigated the change of land and housing policies duringthe initial stage of housing commercialization, which caused a series of transformation inhousing planning. Donghu Xincun is a good example to analyze the success and shortcomingin the transformation. At last, there was a strategy explore towards the housing planning underhousing commercialization of the new age.The paper is divided into three parts: the first part is the Chapter I, including thebackground, meaning, main points, objectives, summarizes, and methods of the research, anddefining the related concepts which are the main object of this research, and related concept.The second part consists of Chapter II to Chapter III. In Chapter II, the author reviewed thedevelopment process of housing commercialization in China. Chapter III analyses thedynamic mechanism of urban settlements, in the context of housing commercialization inChina. This part also summarizes the changes of urban residential areas, at the beginning ofhousing commercialization. Part3is the Chapter IV. This part studies Donghu Xin cun inGuangzhou, which is the fist commercial settlements in China, including analysis ofbackground, planning and related effects. Meanwhile, this part summarizes some valuablepoints of changing theories and practice of residential planning and design. The fourth part iscomposed of two chapters. In Chapter5, there was a investigation into a new round ofreformation of land and housing policies, and exploration for housing planning strategy tocope with the housing commercialization in the new age. All of these were hoping to assist inhousing planning and construction.
