Rural Urbanization In Rural Land Circulation And Its Impact Factors

With the implementation of simultaneous development of the four modernization, new urbanization has become the biggest potential for enlarging domestic demand and stimulating our economy, while land exchange is an important factor. However, there are problems in land exchange in the rural area, such as land ownership unclear, land transferring too fast, pricing mechanism faultiness, absence of industry support and so on. These have restricted the urbanization process. Rational agricultural land exchange mechanism will benefit rural land pooling development of large-scale, mechanized production and centralized management, thereby cut costs, increase productivity and income, as well as to solve the problems in rural land exchange, to promoting the development of modern agriculture, and have a significant impact on new rural urbanization.Based on the concept of rural land circulation, this paper has taken typical rural land circulation patterns as instance, studied rural land circulation in urbanization and its effects, discussed internal and external factors that affect land circulation. Also, a logistic regression model based on questionnaire survey deata, observed and analysed the rural plains in the Beijing suburbs and Jiangsu, as well as typical mountain farming area in Chongqing, conducted basic characteristics of rural land circulation patterns and in-depth analysis of the main influential factors.Empirical result shows that, rural land circulation mode in the urbanization process of internal factors, agricultural land circulation is relatively common in rural area urbanization, with some differences in each region. The village community committee plays a leading role in the circulation process. Gender, educational level and occupation of land owners have big impacts on the mode of circulation.Combined China town of process in the rural land circulation reality with paper research results, it can see that China town of process speed up has rural land circulation, and farmers on land of concept and itself property features close related, farmers age more big, and culture quality more high, land concept more serious, will land as farmers settle down of fundamental, lost land, farmers income cannot get guarantees, easy became social of not stable factors. Meanwhile, system of rural land and a great influence on land, such as the household contract responsibility system to change land ownership in rural areas, farmers holding land directly contracted, this greatly mobilized the enthusiasm of farmers, improve agricultural productivity, and to promote the rapid development of the economy. However, with the development of urbanization in China to a new stage, China’s rural land circulation and used by a variety of factors, land transfer and degree of concentration needs to be to continue to improve and develop. So in the process of urbanization, land managers and the Government fully their functions, expanded understanding of the land laws of the market, adjust land supply and demand, improving land markets and implementation of reforms, implementation of new towns at the same time, properly solve the farmers ’ economy in the process of circulation of rural land interests, land use efficiency and rational distribution, and so on.
