A Survey On The Satisfaction Of Public Housing Tenants In Zhengzhou City And Its Improvement Strategy

In recent years,public rental housing has increasingly played a more significant security function,while constantly expanding its own security group,which has played a good role in alleviating the housing pressure of the masses.But,in the large-scale construction of public rental housing,but also produced other problems,such as:public rental housing construction quality is poor;Configuration service facilities are not perfect;The community environment is poor;Many problems,such as remote location,cause public rental housing residents dissatisfaction.First,based on the research of relevant scholars at home and abroad and combined with the actual situation of Zhengzhou public rental housing,this paper designed a satisfaction survey scale suitable for Zhengzhou public rental housing households.Questionnaires were distributed in several representative public rental housing communities in the six districts of the main urban area of Zhengzhou,and the basic data of satisfaction of Zhengzhou public rental housing households were collected in the form of field visits.The analysis software spss24.0 was used to make statistics and analysis of relevant data,and the following conclusions were drawn:First,the overall satisfaction score of public rental housing households in Zhengzhou was 3.84,which was above the average level.Second,through further analysis of six dimensions,including building quality,community environment,infrastructure,community location,price perception and policy perception,it is concluded that the dimensions that have a great impact on the satisfaction of public rental housing residents are community environment,building quality and price perception respectively.Among them,the sound insulation effect,per capita living area,housing quality,community sports and entertainment facilities,community green rate and other factors are generally not satisfied with the public housing tenants.According to the analysis of demographic differences,the different characteristics of different individuals have different degrees of influence on household satisfaction,while age has little influence on household satisfaction,and occupation variables have significant differences in these six dimensions.In view of the factors affecting the satisfaction of residents in public rental housing,the paper puts forward specific satisfaction enhancement strategies from the government and community levels:reasonable planning of public rental housing site selection and improving supporting facilities;Improving the construction quality of public rental housing and the per capita living area;Increase the differentiation of rent and rent subsidies;Improve the greening rate of public rental housing community,The quality of property service has been continuously enhanced;Diverse community cultural activities are held regularly,which helps to build more harmonious and friendly community relations.
