| In July 2014,Wuhan public rental housing and low-cost housing merger,public rental housing as a key construction.As of 2017,nearly 20 thousand units have been allocated and distributed in 9 urban districts of Wuhan.In the future,there will be 20 thousand units concentrated in the market.The housing satisfaction of public rental tenants is an important indicator to test the effect of public rental housing policy,and it is necessary to evaluate housing satisfaction from the perspective of tenants and explore its influencing factors.This paper from the perspective of the tenants of public rental housing,with satisfaction model,establish the evaluation index system of the satisfaction of subjective feelings,understand the living status investigation of tenants,using Ordered logistic regression model to analyze the main influencing factors of public rental housing satisfaction.The main results are as follows:(1)Customer satisfaction model representative of CCSI model and domestic based on Zhu and Li Chen,perceived value by two causal variables(residential quality perception,rent)and tenant expectations,A measurement of the internal variables of government leasing management services,two outcome variables tenants complaints and loyalty to build a public rental housing satisfaction model,and the model is used to build the theoretical guidance of the index system.(2)Construction of public rental housing satisfaction index system,mainly divided into three indicators,first level indicators for public rental housing satisfaction;two indicators for the per capita living space,family structure design,housing quality,rent,lease management,property management,community environment,neighborhood relations,customer loyalty,9 dimensions;Three indicators for the classification of the two indicators,specifically for the 40 indicators.Design satisfaction questionnaire to establish the basis for the study of the quantitative model.(3)This paper takes Wuhan green and public rental housing as the example to establish the Ordered logistic regression model.According to the model,it is concluded that the five factors,per capita living space,the structural design of the apartment,the lease management,the property management and the community environment,have a significant impact on satisfaction.But the rent,housing quality and neighborhood relationship cannot support the original hypothesis,and the impact on the overall satisfaction is not significant.(4)Through the analysis of satisfaction factors,targeted from the rental management,housing quality,community environment and property management and other aspects in order to enhance the tenant residential satisfaction,puts forward the corresponding improvement measures,provide a reference for the construction and operation of public rental housing. |
