With the development of social economy and the continuous improvement of the country's comprehensive strength,the communist Party of China and the state are paying more and more attention to the people's livelihood issues.This is not only due to the improvement of the public's democratic consciousness,but also the goal of demonstrating the essence of national development and social values-justice and fair.The housing problem has become more and more important and sensitive in many people's livelihood issues.It was once the focus of hot words in the 2017 livelihood list.From mid 2016 to early 2018,Shijiazhuang's house prices experienced three gains.The house price jumped from the original average price of 5,000 yuan/square meter to an average price of 15,000 yuan/square meter.Although it has fallen back recently,it has basically stabilized.However,the per capita disposable income of Shijiazhuang residents is only 3,000 yuan.In the face of such unattainable housing prices,many people can only hope to sigh,but for low-income people,migrant workers and new employees,it is even more unattainable.Therefore,how to ensure the completion of the party and state housing project strategy in Shijiazhuang City is an important part of the social security housing planning and construction development.Based on the tenant's point of view,this paper uses housing satisfaction to describe the current problems of social security housing in Shijiazhuang City.Based on the ASCI model of American consumer satisfaction,the comprehensive domestic research on scholars has designed the housing satisfaction of Shijiazhuang City.The survey scale has established a theoretical model for the factors affecting the satisfaction of public rental housing.The model includes building ontology,community environment,supporting facilities,location environment,property management,residential satisfaction,perceived value,residential complaints and household loyalty.The logical relationship between the factors,through the proposed 14 basic assumptions to verify the impact path and mechanism in the housing satisfaction model.On the basis of the reliability and validity test,the factor analysis was carried out,and then the inconspicuous variables were removed by continuous correction,and a reasonable residence satisfaction model was obtained.Direct analysis,indirect analysis and total analysis were carried out on the basis of calculating the coefficients between latent variables and latent variables and observed variables.The influence of various observation indicators on residential satisfaction was obtained,and the satisfaction of living in Shijiazhuang public rental premises was improved.Provide ideas and basis.At the end of the article,the paper puts forward the policy recommendations from the multi-dimensional perspectives of financing,management,distribution,legislation and construction quality,and makes a future outlook on the shortcomings in the article.In short,social security housing is a public product or quasi-public product.The government plays an unshirkable responsibility in construction and planning.However,the performance evaluation of public rental housing supply must be measured from the perspective of the demander,so as to improve the government's Supply performance and enhance the credibility of the government.The analysis of the residential satisfaction scale and its influencing factors designed in this paper is based on improving the efficiency and fairness of public rental housing.It is hoped to provide reference for the functional construction of the housing sector.
