China has begun the reform of housing system and established the housing securitysystem since July in1998, from then on China’s affordable housing has been rapiddevelopment. So far China has launched a succession of affordable housing constructioninclude economically affordable housing, low-rent housing, house of two limits,make-shift house and public rental housing, To ensure that different classes anddifferent types people’s housing demand are guaranteed. With the large-scaleconstruction of affordable housing in China, the mainly public rental housing securitymode more and more receives recognition of government department. However, there isalso gradually revealed a number of issues which serious influence to the residents’living quality and satisfaction, at the same time has restricted the continuous operationof the public housing system to some extent. Therefore, it is necessary to makeinvestigation on the worry reflects problems of public housing tenants, mining the realdemand of residential, and smoothly promoting the healthy development of publichousing.Foreign research on the theory of customer satisfaction and residents satisfactionmodel has been quite mature and accumulated rich experience in practice. Countriessuch as Sweden, the United States and Norway had established customer satisfactionindex (CSI) in the national level and gradually built CSI in different levels like industrylevel and enterprise level, which improving national happiness index. And in China,researches on the customer satisfaction has started relatively late, there also are big gapcompared with abroad at present. This is mainly related to China’s economicdevelopment level, but it is worth mentioning that China has been made scientific effortin the related aspects of the theory and practice.In this context, this study starts from literature analysis of two aspects, one isrelated research on the public housing construction, and the other is related research onthe customer satisfaction and resident satisfaction, which laid a solid theoreticalfoundation for the study. After that, combining with the practical characteristics ofresidents in the public housing, the paper has built up the comprehensive evaluationindex system of public housing residents’ satisfaction. After completion of theevaluation index system, the author selected public rental housing residents inChongqing as research object, using the grey evaluation method to assess for the data from investigation, finally got the result of Chongqing’s public rental housing residentsoverall satisfaction level is "general satisfaction". At last, the paper has found out thekey factors influencing the public housing residents’ satisfaction and given suggestionson improving public housing residents’ satisfaction.Due to limited time, manpower, funding and the level of research, evaluation indexsystem of the study is a certain lack of representation and applicability aspects to beimproved, the authors recommend further research to continue to expand the scope ofthe research, and gradually establish from the dynamic evaluation system. |
