As a kind of government-subsidized housing,public rental houses are raised by various social subjects through new construction or other ways,and rented to low-and middle-income groups at low prices.S public rental housing project is a government-subsidized housing project developed and constructed by M state-owned enterprises in B city in accordance with the municipal government’s plan during the 12 th Five-Year Plan period.At present,there are many supply subjects of indemnificatory housing in B city,with different market construction standards and many customer complaints.In order to effectively solve the above problems,improve S public housing project of customer satisfaction,promote the effective delivery and late S public housing project management,this research in customer satisfaction under the guidance of the theory,operation management theory,based on China’s real estate live customer satisfaction index model constructed S public housing project customer satisfaction evaluation system,introducing the customer perspective,The fuzzy comprehensive evaluation method is used to evaluate the customer satisfaction of S public rental housing project,excavate the factors that affect the customer satisfaction of S public rental housing project,and put forward the strategies to improve the customer satisfaction of S public rental housing according to the analysis.It is hoped that this study can provide a basis for the improvement of customer satisfaction of S public rental housing project,and provide reference for M state-owned enterprises to improve their project operation level and brand image.This thesis mainly includes six chapters.The first chapter is the introduction,which introduces the background,purpose and significance of the research,and on this basis systematically sorts out the literature research results in this field.Chapter two,related concepts and theoretical basis,mainly introduces the relevant concepts and theories of this research,and lays a solid theoretical foundation for the development of the research.The third chapter,S public rental housing project operation status and problem analysis,introduces the overall situation of B city public rental housing project construction and S public rental housing project construction background,the current situation,to conduct a preliminary analysis of the problems in the operation.The fourth chapter is the evaluation of customer satisfaction factors of S public rental housing project.On the basis of the previous three chapters,the customer satisfaction model of S public housing is constructed by referring to the residential satisfaction index model of Chinese real estate customers and introducing the customer perspective.The customer satisfaction survey of the residents of S public housing project is carried out by means of questionnaire survey.Through the recovery,statistics and analysis of the survey data,the key factors affecting the customer satisfaction of S public housing are found out.The fifth chapter,S public rental housing project customer satisfaction improvement strategy suggestions.Based on the analysis in Chapter 4,the corresponding improvement strategies are put forward to improve the customer satisfaction of S public housing project and improve the operation and management ability and brand image of M enterprise.Chapter six,Conclusions and prospects,describes the main conclusions of this paper,as well as the shortcomings in the investigation and analysis,and the next prospect.
