With the advent of the 21 st century,our country is gradually entering the population ageing and the proportion of the elderly population is constantly increasing.The problem of ageing will become an important social issue for a long time to come.In recent years,Yantai’s medical and pension resources have been continuously “Vertical sinking” under the promotion of the government,extending to the surrounding areas and forming a coordinated development of brand,scale and chain in pension institutions.WN has long been an upstream company in Yantai’s Zhifu District care system for the elderly.In recent years,the company has been expanding its business and growing its business strength.However,since 2016,its business model has become old-fashioned,no timely optimization update,hidden problems gradually exposed,profitability has declined.Since the end of 2019,WN Apartments for the elderly have been hit hard by COVID-19,and its current operating model can not cope with the crisis of a sharp decline in occupancy.It has been showing negative profit growth for three consecutive years,which has greatly hindered the development of the enterprise.Based on the theories of comparative analysis,on-the-spot investigation and PEST analysis,this paper takes WN Senior apartment as the main research object,through the research and analysis of the existing operation mode of senior apartment,referring to the common operation mode of the old-age apartment at home and abroad,drawing experience from it,and considering many factors,such as Operation Foundation Module,Customer Management Module and financial management module,etc.,this paper analyzes the problems in the operation mode of WN Apartments for the aged around the covid-19 epidemic situation,and puts forward some reasonable optimizing and adjusting methods in the light of the problems in the operation mode of WN Apartments for the aged,form a new integrated operation mode,and through practical programs to ensure the normal operation of the operation mode. |
