| With the development of China’s economy,China’s birth rate continues to hit a new low.The comprehensive two-child policy in 2016 has a temporary stimulus effect on the birth rate,but the birth rate continues to decline after the rebound.Meanwhile,the process of population aging in China is also advancing,and the degree of aging is deepening.The decline of birth rate is accompanied by the increase of aging.It is expected that China will enter the stage of severe aging around 2035.The increasing growth rate of population aging makes it more difficult to maintain the balance of pension payments,and the sustainability of the current pension system is threatened.At present,the reality of "getting old before getting rich" makes China face the dual pressure of pension burden and lack of labor force in economic growth.Under the severe situation of the increasing gap in the development of basic pension insurance,the slow development of enterprise pension and the insufficient personal pension reserves,the expansion of the third pillar of pension and the transformation of family pension and community pension are imminent.Housing pension allows the elderly to solve the problem of personal pension through real estate.The implementation of relevant concepts can effectively expand the pension financing channels,disperse the social burden and expand the pension scale.Therefore,in-depth research on housing for the elderly has always been one of the exports to solve the problem of population aging in various countries,and scholars at home and abroad have also started to conduct in-depth and extensive research in this field.In view of the above research background,this paper uses literature analysis,comparative analysis,questionnaire analysis,case analysis,etc.This paper analyzes the domestic and foreign literature on the elderly care sector,and also combines the theories of the savings life cycle hypothesis,the customer life cycle theory,the separation of housing and property rights,and the asset liquidity theory,Maslow’s hierarchy of demand theory,and welfare pluralism theory to carry out an in-depth discussion on the necessity and feasibility of housing for the elderly in Chengdu.This paper takes the middle-aged and elderly people over 55 years old with registered residence in Chengdu as the survey objects,and conducts a questionnaire survey on the needs of financial products for housing based elderly care in Chengdu.Through the sample descriptive analysis of 162 valid questionnaires recovered,the analysis of the promotion and acceptance of housing based elderly care,the analysis of the external conditions required for the promotion of housing based elderly care,and the analysis of the obstacles faced by the promotion of housing based elderly care,it provides data support for the product design in the following text.Housing for the elderly is usually a good way for developed countries to cope with the situation of aging,because the aging problem in China needs to be solved urgently,by analyzing the development process of housing for the elderly in other countries,we can summarize some experience rules,it is beneficial to design housing for the elderly products that are more suitable for the needs of our residents in combination with our national conditions.This paper designs the model,operation process,promotion channel and pricing of housing pension products based on the experience of housing pension products at home and abroad,according to the questionnaire results of the demand for housing pension financial products in Chengdu and the specific situation of Chengdu,and puts forward preventive measures for the risk of interest rate,longevity risk and the risk of fluctuations in the value of real estate.Due to the shackles of traditional concepts in China,the promotion of products still needs to be diversified and multi-channel.Pilot operation should be carried out in first-tier and new first-tier cities,and the product promotion should be carried out in a wider range after product commissioning.The purpose of this paper is to further promote the development of the third pillar pension sector in China by improving the design of housing products,easing the burden of the basic pension system,improving the composition of the pension service system.Give full play to the core role of family pension and community pension,improve the allocation of family resources,improve the quality of life of the elderly,and reduce the social burden of population aging on the country.Actively promote the healthy and sustainable development of the characteristic pension system,enrich the diversity of China’s housing pension products,break the deadlock in the relevant supply market,expand the pension consumption channels,increase the liquidity of real estate,and promote the healthy development of the real estate industry. |
