| According to the latest national economic performance data for 2022 released by the National Bureau of Statistics,China experienced negative population growth for the first time in 2022.China is in a critical stage of development,but with the aging of the population,the reduction of the labor force and the negative growth of the total population and a series of problems,China’s pension problem is increasingly prominent,has become a major social problem affecting the people’s livelihood,is a social problem,but also an economic problem.The aging economy accompanied by the aging society is also providing opportunities and impetus for economic and social transformation.Pension real estate project development companies as the main force of the pension market should also seize the opportunity in this transition.Due to the specificity and particularity of target customers,pension real estate projects have been faced with such problems as large investment,long capital recovery cycle,large investment risk and operation difficulties.In the face of opportunities,elderly care real estate projects,on the premise of meeting the needs of target groups,how to enable enterprises to quickly enter a healthy development mode under the condition of profit has become an urgent problem to be solved.This paper takes YC pension real estate project as the research background.Through questionnaire survey,the characteristics of target customers are studied and analyzed,and the market positioning of YC pension real estate project is determined by comprehensive analysis of market environment.Then,with the help of the financial evaluation and selection criteria,the paper analyzes the financial indicators of the three relatively mature operation modes of pension real estate projects in China,namely,the selling operation mode,the holding operation mode and the selling + holding operation mode,and predicts the financial indicators.Finally,it comprehensively analyzes the demand characteristics of target consumer groups and the comparison results of financial indicators to find out the benign development of the project operation mode which can not only meet the needs of consumers,but also meet the needs of economic benefits of old-age care real estate projects.Through the research and analysis of this paper,we find that the selling + holding operation mode is the best choice for YC pension real estate project.However,there will be some problems in the actual process.In order to ensure the effective implementation of this model,this paper puts forward some safeguards. |
