| With the rapid development of China’s economy and population growth,people are paying more and more attention to the housing problem,so the real estate industry is developing constantly.However,in recent years,the problem of "difficult housing,expensive housing" should not be underestimated.In order to solve this problem,the state has continuously promoted real estate control policies such as "housing not speculation" and "tailored to the city".Under the influence of the macro-control of the real estate industry and the fierce market competition environment,the pressure of resisting financial risks in the real estate industry has become increasingly prominent.The asset-liability ratio of Metro land Corporation Ltd fluctuated between 80% and 90% from 2016 to 2020,and the financial risks could not be ignored.Therefore,it is necessary to study the financial risks and strengthen the management of the company’s financial risks.This paper takes Metro land Corporation Ltd as the research object,uses literature research method and quantitative analysis method to study financial risk management.Firstly,the paper introduces the background,purpose and significance,and reviews the research status at home and abroad.Secondly,the related theoretical basis of financial risk is described,the types of financial risk,financial risk identification and evaluation methods are introduced,to provide a theoretical basis for the following writing.Thirdly,the financial statement analysis method is used to identify the financial risks of Metro land Corporation Ltd The identification results show that there are four types of financial risks in Metro land Corporation Ltd,including financing,investment,operation and income distribution.Then establish the financial risk evaluation index system,select financial indicators under the four risk classification,use entropy method and efficiency coefficient method to evaluate the risk level of Beijing Investment Development from 2016 to 2020,and obtain the annual evaluation results and evaluation results of each type of risk.Finally cast development for Beijing financial risk identification and evaluation of the specific situation,pointed out that the development of Beijing investment should be taken to adjust the structure of debt,completes the project feasibility analysis,to speed up the sales of inventory and stable earnings and financial risk control measures,so as to provide reasonable Suggestions for development of financial risk control,at the same time provide a reference for other real estate company’s financial risk management and using for reference. |
