| With the rapid increase in China’s urbanisation level,the expansion of cities has accelerated and the carrying of urban infrastructure and public services has increased,while many problems such as traffic congestion and increased air pollution have intensified.In order to solve the above problems,urban development should gradually shift from the stage of large-scale incremental construction to that of stock upgrading and transformation,with urban renewal becoming an important driving force for high-quality urban development.As a carrier of the city’s cultural heritage,historic districts are often only "frozen" in the process of renewal and renovation,and cannot be effectively renewed.Therefore,it is particularly important to consider how to renew historic districts in a way that protects them from destruction,preserves and perpetuates their cultural resources in an appropriate manner,and achieves sustainable renewal,thus revitalising them to meet the requirements of quality urban development.This paper firstly summarises the hot spots and trends of the research related to the regeneration of historical districts at home and abroad through the literature visualisation and analysis software Cite Space,and determines that the research theme is the evaluation of sustainable regeneration of historical districts,while Zhongshan Road is the traditional commercial district that best reflects the architectural style and historical and cultural accumulation of the old downtown of Qingdao,and has undergone many times of preservation and renovation and transformation,so this is a research example with The study has practical significance.Secondly,through the analysis of the history and development of the Zhongshan Road historical district,the objectives of Zhongshan Road’s regeneration have changed from the demolition and redevelopment of the district in the early days,to the restoration and renovation of buildings,to the restoration of the historical and cultural landscape,and to the comprehensive revitalisation of the environmental,economic,cultural and social aspects of the district.Thirdly,based on the summary and analysis of the existing domestic and international research index systems for the evaluation of sustainable regeneration of historic districts,we analyse the interests of the participants of the district regeneration project,propose the evaluation objectives of the sustainable regeneration of Qingdao Zhongshan Road Historic District in the context of sustainable regeneration,and construct a system of indicators for the evaluation of the sustainable regeneration of Qingdao Zhongshan Road Historic District in four dimensions: environmental,economic,cultural and social sustainability,and apply the Interpretative The structural model(ISM)is used to analyse the hierarchical structure of the influencing factors in the index system,dividing the surface layer,the middle layer and the root layer factors.Then,this paper adopts the C-OWA operator method to reorder the data series of evaluation indicators and weight them according to their own positions,so as to reduce the influence of experts’ own subjective factors on the calculation of weights,and consider that the influencing factors of sustainable regeneration of historic districts have obvious "grey" characteristics,and combine with the grey weighted clustering method to The evaluation model is constructed to evaluate the sustainable regeneration level of the Zhongshan Road historical district in Qingdao,and the evaluation results are analysed.Finally,in conjunction with the above evaluation results,countermeasures and suggestions are proposed to enhance the sustainable regeneration of the historic district of Zhongshan Road in Qingdao,based on the overall regeneration objectives of environmental,economic,cultural and social sustainability of the district.The results of the study show that the sustainability of the historic district of Zhongshan Road in Qingdao is at a medium to high level,and the evaluation system proposed in this paper for the sustainable regeneration of the historic district is more suitable for the actual situation.According to the hierarchical structure of influencing factors and the evaluation results of the ISM model,the development of regeneration plans and policies is the fundamental factor influencing the sustainable regeneration of the district,and the comprehensive evaluation value of the economic sustainability and social sustainability indicators of the Zhongshan Road Historic District is low,due to the interaction between the factors,the four dimensions of environmental,economic,cultural and social sustainability need to be enhanced in an integrated manner.This paper proposes a general policy of "harmony between the old and the new" and "industry combined with cultural heritage" to enhance the sustainable regeneration of Qingdao’s Zhongshan Road historical district,as well as to co-ordinate overall planning,improve the appearance of the historical district,optimise the layout of businesses,and create special business models.The project also proposes four countermeasures to strengthen the regional characteristics and explore the historical and cultural values,and advocate public participation and seek win-win cooperation among various parties,with a view to providing reference and reference for the subsequent renewal of the district. |
