In recent years,with the introduction of the concept of smart city,the boom of the construction of smart community has risen.The Chinese government’s vigorous promotion of smart cities has brought the construction of smart communities to a new level,and brought an opportunity to transform the real estate industry which has not been reformed for a long time.Major real estate companies have tried to change to the profit model of "product + service",and apply big data,Internet of things,artificial intelligence and other technologies to build smart communities,to provide a full range of value-added services for residents.However,the success of smart community cannot be achieved overnight.How to form a long-term and effective smart community construction and operation mode through technological innovation,resource integration and collaborative cooperation is a difficult problem that needs to be solved by relevant parties.Therefore,from the perspective of real estate enterprises,this thesis takes smart community as the research object,through exploring the key stakeholders,key value streams and value co-creation path in the value network of smart community,to obtain the management enlightenment of smart community led by real estate enterprises,and provide reference for real estate enterprises to establish long-term cooperative relationship.The main research contents are as follows:(1)Based on the three-dimensional identification method,19 types of stakeholders in the smart community dominated by real estate are identified in stages.Social network analysis method and UCINET6.0 software are used to build social network models at each stage of smart community.Network density,centrality and other indicators are used to evaluate the model and stakeholders.The core stakeholders,dormant stakeholders and marginal stakeholders of real estate enterprises in smart community are obtained through the analysis of cohesive subgroups,and the stakeholder system of smart community is constructed.(2)By using the "Stakeholder characteristic template",99 Value streams in the Stakeholder Value Network of the smart community are determined,and then a qualitative model of Stakeholder Value network(SVN)is built.According to the improved Carnot model calculation method,the value stream is assigned and the SVN quantitative model is built.The use of Python language in the Spyder development environment to build depth first search algorithm,search out the quantitative model of8268 value path,the ranking of the value path after the analysis of a simplified SVN model of the intelligent community.(3)Key stakeholders and key value streams are found in the stakeholder value network of smart community by using the indicators of "weighted stakeholder proportion" and "weighted value stream proportion".On this basis,combined with the problems of smart community in each stage,summed up the value co-creation mode of smart community led by real estate enterprises.(4)Taking WK Group’s WL Smart Community project as a practical case,16 types of stakeholders are identified,and the stakeholder value network model,key stakeholders and key value stream of WL project are obtained,and targeted suggestions are put forward for WK Group to develop smart community.This thesis consists of 37 figures,28 tables and 83 references.
