As the concept of high-quality development continues to grow,the reuse of brownfield is becoming a key element and an important driving force in the optimization of urban stock and high-quality urban development.As an essential land use type in cities,residential land use is an important planning option for brownfield conversion.At present,domestic research on the transformation of brownfield into residential land is in its initial stage,and the relevant policies and standards are not perfect.There is a lack of comprehensive evaluation and analysis from quantitative,spatial and qualitative perspectives,and it is difficult to measure the economics and sustainability of residential land transformed by brownfield.In order to fill this gap,this paper takes post-use evaluation as the entry point,based on the application of spatial analysis and web-based text analysis,the objective effectiveness of brownfield renovation and the balance of residents’ psychology of use as the perspective,and urban renewal,environmental psychology,and sustainable development as the theoretical support,and proposes a post-use multivariate evaluation framework model that integrates objective data,subjective text,and field questionnaires.This paper focuses on brownfield-renovated residential neighborhoods in the central city of Changchun,and uses Arc GIS and hierarchical analysis to adopt economic,environmental,and social related data to evaluate the effectiveness of residential land use after renovation and explore the objective renovation effect of urban brownfield sites converted into residential land;Starting from the subjectivity of residents’ use,the image elements and subjective emotions of residents’ concerns about brownfield-renovated residential neighborhoods were analyzed using web-based text analysis and KH Coder software,and the reasons for residents’ negative emotions were explored;Taking Wanke Whistler Town in Changchun City as the research object,the survey was set up in three aspects: brownfield perception,residents’ concerns and satisfaction with living,incorporating brownfield issues that are difficult to obtain from subjective and objective evaluations,using Questionnaire Star to distribute questionnaires,screening the evaluation points of subjective and objective evaluations for satisfaction verification,and using SPSS to analyze the satisfaction results of the questionnaires for supplementing and verifying the subjective and objective evaluations;The evaluation results of subjective,objective and questionnaires are compared to explore the credibility and applicability of the whole framework,use Pearson correlation,explore the influencing factors of the transformation of brownfield sites into residential neighborhoods and the transformation patterns of different types of neighborhoods,propose strategies for the transformation of urban brownfield sites into residential neighborhoods in response to the common problems arising from the evaluation results,and promote the sustainable development of brownfield transformation sites,which is an important guidance for the transformation and construction of urban brownfield sites at the present stage.The results of the study mainly show that:(1)Objectively evaluated,the transformation of brownfield into residential neighborhoods can produce good use effectiveness in terms of economic,environmental and social effects.According to the objective results,the subdivisions are divided into four levels.Grade Ⅰ subdivisions have relatively balanced development of all indicators,no significant shortcomings,early trading time,distributed in the core area of Changchun City,and have the best transformation benefits;Grade Ⅱ subdivisions have overall good development,slightly disadvantaged geographical location,and good effectiveness;Grade Ⅲ subdivisions have relatively high environmental effects,and the overall economic and social effects are at an average level,and need to make use of the momentum;Grade IV bases The geographical location is more remote,the internal construction level of the cell is average,there are a number of shortcomings,and need to improve and upgrade.(2)The subjective level of residents’ feelings towards the conversion of brownfield sites into residential neighborhoods is predominantly positive.Negative emotions are lower,mainly due to the price and environmental problems associated with brownfield sites,indicating that the attributes of brownfield sites have an impact on residents’ perceptions of their use.Residents’ perceptions of the transformation of brownfield sites into residential communities are divided into three categories: economic value,built environment,and emotional attitude,which show a semantic co-occurrence of "price-location,transportation,and environment".The neighborhoods were divided into four levels from positive to negative: Level I neighborhoods are ecologically beautiful,comfortable and convenient;Level II neighborhoods have reasonable internal planning and are positive overall;Level III neighborhoods have average planning and residents’ positive emotions lag behind;Level IV neighborhoods are less expensive,but their location is poor,the green environment in the park needs to be maintained,and there are shantytowns or noise in the surrounding area,so the negative emotions are the heaviest.(3)The questionnaire survey showed that residents have a low level of awareness of brownfield and are unaware of the fact that the neighborhoods have been transformed by brownfield and the process.Residents expressed support for the reuse of urban brownfield sites,while doubts about the thoroughness of pollution cleanup made residents’ support for brownfield conversion to residential neighborhoods slightly weaker.Residents are mainly concerned about the surrounding environment,the cleanup of brownfield contamination and property prices when purchasing a brownfield-renovated community.The overall satisfaction level of residents of Wanke Whistler Town is moderate,and the satisfaction level of environment>economy>society.Residents suggest that property management,park planning,brownfield knowledge popularization and information disclosure should be improved.(4)The overall multivariate evaluation framework has good credibility and reference validity.Comparing the results of subjective and objective evaluations,as well as the results of the questionnaire survey on residents’ satisfaction with the indicators of subjective and objective evaluations,all show a high degree of similarity,proving that the indicators selected for subjective and objective evaluations can measure the effectiveness of post-use evaluation of brownfield conversion into residential communities,and the brownfield survey part of the questionnaire can also serve as a corresponding complement to the subjective and objective evaluations.(5)In terms of influencing factors,the transformation of brownfield sites into residential neighborhoods is less restricted by the background conditions,and the transformation of neighborhoods that focus on the combination of brownfield and landscape restoration,superior location and reasonable planning is effective.With regard to the transformation model,the I-level community has formed a transformation model with high site value,beautiful landscape and ecology,reasonable functional facilities,good comprehensive management,reasonable planning and emphasis on cultural preservation,which is worthy of reference.In view of the existing problems of transforming brownfield into residential communities,the improvement path and suggestions are given in terms of classification and quality improvement,residents’ participation,cultural restoration and balanced transformation.
