| In recent years,with the rapid development of the real estate industry in our country,the scale of the construction industry is increasing,at this stage most of the projects have the characteristics of a large investment amount,a long time limit,complex technology and many professions involved,and at the same time spawned a variety of risks.These risk factors may seriously affect the expected cost,safety,quality and schedule objectives of construction projects,make the construction efficiency low,and even bring significant economic losses to enterprises,seriously affecting the development prospects of construction enterprises and projects.The residential construction project is not only related to the interests of enterprises,but also involves people’s lives.Based on the background of the construction industry at the present stage,thesis aims to carry out effective risk management planning according to the actual situation of the ES residential construction project of D company,by the hope that the project can achieve better expected results,and provide strong support for the benign and healthy development of construction enterprises in our country.Based on the project risk management theory,thesis firstly adopts the brainstorming method to carry out comprehensive risk identification in the whole life cycle of ES residential construction projects,and summarizes 25 risk factors.Then,through the empirical value method,these risk factors are divided into five aspects,namely operation and management,economy,construction,environment and policy.Finally,16 risk sources were identified through questionnaire survey.Secondly,by using Delphi method and analytic hierarchy process,this paper carries out a detailed risk assessment on the identified 16 factors that may affect the success of the project.According to the review of ten experts,the risk level is divided according to the weight,among which 6 risk factors belong to first-level risk,7 risk factors belong to second-level risk,and 3 risk factors belong to third-level risk.Thirdly,based on the actual situation of the project,risk levels of various factors and common risk coping strategies,reliable risk coping strategies are formulated,which are risk avoidance,risk mitigation,risk transfer and risk retention respectively.For major risks,make contingency plans in advance.Finally,develop the project risk checklist to effectively monitor the risks of the project.Thesis aims to deeply discuss the risk management of ES residential construction project,in order to provide reference for other residential community construction projects,help enterprises establish a sound risk management system,discover potential sources of risk,and adopt scientific methods to identify,evaluate and cope with,so as to ensure the sustainable development of enterprises.By strengthening the risk awareness of project managers,improving the skills of coping with risks,and implementing effective project risk management strategies,we can improve the success rate of projects. |
