Some uncontrollable events may occur in the construction phase of real estate projects,which may lead to the project construction tasks can not be accomplished in quality and quantity,and even cause great negative impact and economic losses to the project construction enterprises.For project construction enterprises and management departments,strengthening the identification,evaluation,response and monitoring of various risks can provide some guidance for the improvement and efficient development of project risk management.This paper mainly studies the identification,evaluation,response and monitoring of the quality risk of Weifang Zhaizi community phase II project.The main research contents include the following: Firstly,it introduces the research background and significance of the paper,summarizes the research status of project risk management at home and abroad,and analyses the main research contents,research methods,technical routes and innovation points.Secondly,it elaborates the meaning and classification of project quality risk,the concept and characteristics of project quality risk management,and summarizes the basic steps of project risk management,including identification,evaluation,response and monitoring of project quality risk.Thirdly,it introduces the basic situation,structure,design and construction schedule of Weifang Zhaizi community phase II project,analyses the market situation of the project,and introduces the construction conditions and environmental impact of the project.Then,with Delphi method as the main method,combined with literature method and field investigation method,the possible quality risks in the project are identified,the weight values of each quality risk are calculated by using analytic hierarchy process,some minor risks are removed,and the quality risk list of the project is established.Then,the weights of seventeen risk factors are calculated by analytic hierarchy process,and the consistency test is carried out.The basic data of the fuzzy evaluation are obtained bythe way of expert scoring,and then the data are effectively integrated,and the fuzzy comprehensive evaluation is carried out,and the evaluation results of the overall quality risk and various quality risks of the project are obtained.Finally,according to the expert scoring of each quality risk,the paper finds out three important risk factors in the project,namely,poor quality control consciousness of the construction personnel,insufficient quality supervision and inspection on the construction site,and lack of clear key quality control points,and puts forward specific countermeasures.This paper put forward the basic principles of project quality risk monitoring,designed the concrete procedures of project quality risk monitoring including three main steps:identification and evaluation of quality risk,division and confirmation of monitoring level,formulation and implementation of monitoring measures,and divided risk level according to the weight value of each risk factor,and put forward concrete monitoring and implementation Measures of three risk levels.Through this study,I hope to provide quantitative analysis methods for project risk management departments to effectively control quality risk reference,response and monitoring measures guidance.
