Progress management is a very important part of project management in shopping plazas.In recent years,the pandemic and the housing slump have caused long delays in some mall projects.In the current situation,how to optimize the management of the progress of the shopping plaza project has become an urgent task in the field of construction.Firstly,the paper combs the general theory of progress management.Planning progress management,defining activities,sequencing activities,estimating the duration of activities,developing progress plans and controlling progress are the core elements of progress management,while resources,methods and environment are the main factors affecting progress management.Key chain method is a method based on constraint theory applied to project schedule management.It can not only adjust conflict constraints effectively,reduce the influence of uncertainty on projects based on reasonable resource allocation,but also improve the overall efficiency of construction projects,which is very important for project schedule management.Secondly,the paper uses progress management theory to inspect and evaluate the progress management of AF Mall project.With regard to the schedule plan,it was found that the AF Mall project had some problems such as inaccurate task time estimation,unreasonable task decomposition and sorting,long schedule and no reserve time.In terms of progress monitoring,it is found that the AF Mall project lacks dynamic monitoring index and dynamic analysis tools.With regard to progress control,it was found that the AF Mall project lacked contingency plans,incentives and progress assurance mechanisms.In view of this,the paper optimizes the progress of the AF shopping plaza project from three aspects:optimal progress planning,accurate progress monitoring and progress control.With regard to the optimization of the schedule,work task decomposition,time estimation and sequencing,the identification of key chains,the establishment of buffer zones for projects,etc.,using the key chain method,are still one month ahead of the contract schedule on the basis of a six-month extension in the previous period,by shortening the time frame and optimizing the allocation of resources.In the area of accurate progress monitoring,the project progress is monitored dynamically by means of data analysis methods such as earned value analysis,bias analysis,trend forecasting and reserve analysis.In the aspect of progress control,the project progress control is realized by establishing project incentive mechanism,establishing project fund guarantee mechanism,planning construction rationally and setting up emergency plan.The marginal contribution of this thesis is to optimize the progress of shopping plaza projects by using the key chain method,which widens the application of the key chain method.This paper optimizes the progress plan with key chain method,monitors the project accurately with earned value analysis and other data analysis methods,controls the project progress by controlling resources,methods and environment,and forms a closed-loop progress management system,which provides reference for other similar projects. |
