Under the background of urban high quality,the goal of urban land redevelopment began to change from "incremental" planning to "stock" planning,from the previous extensive growth mode to efficient and intensive management mode,marking that China’s urban land redevelopment has entered a new stage guided by high-quality development.The practice of urban land redevelopment plays a vital role in adjusting the development layout of urban space,optimizing the allocation of public service resources,integrating the internal functional structure and improving the quality of urban space.In particular,the practice of land redevelopment in the main urban area has become an important measure to promote the multi-dimensional and high-quality development of urban material space,economic industry,social people’s livelihood and so on.However,guided by economic interests,the practice of urban land redevelopment pays one-sided attention to economic benefits and financial revenue,resulting in excessive waste of land resources,blind development,disorderly development and other problems.Therefore,based on multi-source data such as geographic information data,statistical data and big data,taking the main urban area of Wuhan as a specific example,this paper studies the spatial distribution characteristics,land property change characteristics and development intensity change characteristics of redevelopment land in the main urban area of Wuhan from 2010 to2020,constructs a multi-dimensional comprehensive evaluation model of land redevelopment practice,and carries out comprehensive effect evaluation of land redevelopment practice,This paper summarizes the experience and problems of land redevelopment in the main urban area of Wuhan,summarizes the driving factors of land redevelopment,and puts forward optimal regulation strategies,in order to provide reference basis for the implementation management and planning of land redevelopment in the future,so as to promote the high-quality and sustainable development of the city.Firstly,based on the geographic information data of Wuhan,the data are processed with the help of Arc GIS platform to obtain the index data such as plot ratio,building density and land use nature,identify the redeveloped land mass,and summarize the scale and spatial distribution,land use quality change and development intensity change characteristics of redeveloped land mass in the main urban area of Wuhan.Secondly,the comprehensive effect evaluation of the main urban area of Wuhan is carried out.Clarify the evaluation objectives and ideas of land redevelopment practice,build a comprehensive effect evaluation index system and model suitable for urban land redevelopment practice at the macro level,and carry out the comprehensive effect evaluation research of land redevelopment practice in the main urban area of Wuhan from the three-dimensional aspects of spatial resource allocation,social population trend and economic and industrial development based on multi-source data such as demographic data,public service facility POI data and qixinbao data.Finally,based on the above research on the practical characteristics and comprehensive effect evaluation of land redevelopment in the main urban area of Wuhan,it is found that the experience of land redevelopment in the improvement of urban internal functions,the upgrading of industrial structure and the easing of population density,as well as the problems in the imbalance of spatial development,the unreasonable distribution of development intensity,the mismatch of public resources,as well as the self-construction force,government force,and Market power is the fundamental factor driving land redevelopment,so as to put forward targeted suggestions on optimizing regulation strategies.The innovation of this study is to quantitatively analyze the land redevelopment practice in the main urban area of Wuhan by using multi-source data such as geographic information data,demographic data,city level enterprise data and poi big data,and build a comprehensive effect evaluation model suitable for the land redevelopment practice at the macro level of the city,so as to scientifically grasp the spatial distribution,land use nature and Development intensity and other evolution characteristics,as well as public service resource allocation,economic and industrial development,social and population trends,and timely summarize the experience,problems and driving factors of land redevelopment practice,so as to provide scientific and reasonable regulation and control strategy suggestions for the future land redevelopment practice,which will help to promote the high-quality development of the city.In addition,the relevant evaluation ideas and methods have a certain reference significance for the future practical evaluation of land redevelopment.
