| As the central city of Suzhou,the main industrial cluster in Gusu District is tertiary industry,while secondary industry accounts for a very low proportion of the city’s industrial structure,especially industry.Since the merger of the three districts,the government has been working on the redevelopment of industrial land.With the increase in the level of modernization of the city and the increasing emphasis on the concept of habitat and ecological connotation,there has been no increase in industrial land in Gusu District of Suzhou in recent years and the existing industrial land is in line with the concept of stock industrial land.The concept of stock industrial land is based on the combination of the concepts of "stock construction land" and "industrial land",borrowed from the concept of "stock" in economics,and is a product of the combination of the three concepts.It is a product of the combination of the three concepts.In this context,this paper explores the redevelopment strategies and implementation paths of the stock of industrial land in Gusu District by constructing a renewal evaluation system,taking urban renewal as the macro background,and combining the theoretical and practical experience of industrial land renewal.In this paper,the comprehensive evaluation system for the renewal of industrial land in Gusu District consists of three molecular systems: evaluation of the development trend of enterprises,evaluation of renewal potential,and evaluation of land value,which are progressive in the process of implementation.In the construction of the system,this paper mainly adopts the index system construction method of hierarchical analysis and uses the expert scoring method to combine qualitative and quantitative weighting calculations of the system and to formulate the evaluation criteria of each index.Finally,the current situation and expert scores of 191 industrial sites in Gusu District were incorporated into the evaluation system for analysis and calculation,and the evaluation results were combined to propose redevelopment strategies.Based on the evaluation index system and the results of the study,it is attempted to provide redevelopment strategies and paths for the renewal process of the stock of industrial land in Gusu District,to provide a reference for subsequent studies on the evaluation and renewal of industrial land.The conclusions of this paper include: Gusu district as a special central city,the ancient city on its industrial land regeneration impact is huge.The industrial land can be evaluated by constructing a multi-faceted and systematic evaluation index system,which is not only concerned with the development of enterprises but also focuses on the timing of the renewal,as well as estimating the value and benefits of the renewal.Thus,when conducting the evaluation of industrial land in Gusu District,the evaluation system is constructed from these three aspects,and comprehensive and feasible indicators are selected to achieve the operability of industrial land evaluation.Finally,the redevelopment study focuses on the analysis of strategies and implementation paths,optimizing the industrial structure and intensive land use under the economic dimension,improving infrastructure and providing retirement protection under the social dimension,and inheriting industrial civilization and revitalizing industrial heritage under the cultural dimension,and by comparing property rights,the results of the evaluation plots are divided into seven categories,and seven combinations of renewal methods are constructed to form corresponding redevelopment implementation paths,which provide the evaluation The results provide the ultimate practical implications. |
