Abstract/Summary:
At present,the whole society is actively promoting the development of prefabricated buildings,which is not only a strategic measure to implement the spirit of the central urban work conference,but also to meet the practical needs of the transformation of the construction industry.However,the promotion rate of prefabricated residential buildings has not increased significantly in recent years(except for the projects that must implement a specific proportion of prefabricated assembly rate agreed in the land bidding,auction and listing stage of government public construction projects and commercial housing projects).Compared with the prefabricated buildings in the international advanced construction market,there is still a large gap and the stage is still lagging behind.To explore its causes,this paper analyze the restricting factors of the phenomenon,set about from prefabricated housing construction with economy aspects of cast-in-situ construction analysis and comparison,through the cost Angle contrast the differences of two building system,and through the form of focus group discussion the real reasons for the formation of the differences and the future of the prefabricated construction development prospects,At present,the paper gives some reasonable suggestions for the development of prefabricated buildings.This paper selects the project of consolidating community talent apartment in Jiangpu Street,Pukou District,Nanjing(a fully prefabricated project led by Kangju Group,a subordinate urban investment enterprise in Nanjing,in which the rate of prefabricated concrete components exceeds51%,and the proportion of prefabricated structures is at the leading level in the industry)And the frame shear wall structure residential project built in the same period as the research object to study the cost increment relationship between prefabricated residential buildings and cast-in-situ concrete houses.Make horizontal comparison through the analysis of project management practice,bidding control price and settlement control price of the project.In order to make the construction cost of prefabricated building close to or even lower than the construction cost of cast-in-situ concrete structure,what improvements need to be made in the production,transportation and installation cost of prefabricated components is another topic discussed in this paper.Since the development of the construction industry,the space for saving the cost of building materials has been very limited.In order to obtain the price advantage of prefabricated buildings,we should promote the sustainable development of prefabricated buildings from two aspects: Enterprise Countermeasures(planning link-pay attention to project scale benefits;design link-improve prefabrication rate and component repetition rate through design optimization;transportation link-change component shipping form to improve transportation efficiency;installation link-improve installation speed and save installation cost)and industrial countermeasures(formulate more perfect relevant laws,regulations and standards;form a construction industrialization business model of the whole industrial chain,etc.).At this stage,the important factor restricting the rapid development of prefabricated buildings is that the incremental cost of prefabricated residential buildings in the construction stage is still large compared with cast-in-situ concrete buildings,and the economy is still poor,which hinders the promotion power in real estate development enterprises.For the economy of prefabricated buildings,through comparative analysis,it can be seen that the production,transportation and installation costs of prefabricated components are too high It is the main factor that causes the cost of prefabricated buildings to be higher than that of cast-in-situ concrete buildings at this stage.Only by reducing the constraints of the above factors can we liberate the productivity of the sustainable development of prefabricated buildings.Further investigation and analysis are made,and suggestions on the optimization path and development direction of prefabricated residential buildings are put forward from the front end of design,the middle end of process and transportation,and the end of production factors.
