With the advancement of the process of returning from the second to the third in China,the research on the reuse of existing industrial land has become one of the focuses of urban renewal and the renovation of old industrial areas.The purpose of this paper is to identify the concentrated distribution areas of the old industrial areas in the region,select and update the stock of industrial land with high potential,and put forward suggestions on the efficient utilization of the old industrial areas,so as to promote the realization of the integration development goal of the old industrial areas and cities.This paper aims to screen and identify the stock of industrial land with great renewal potential and the renovation of high potential old industrial areas.Based on the combing and summary of the existing evaluation system of renewal potential of old industrial areas and the feasibility evaluation system of stock industrial land reuse,the evaluation index suitable for this paper is selected.First of all,the preliminary basic research is carried out.Taking Tangshan industrial land as the research object,Douhe area,which is the most concentrated area of industrial land,is selected.The old industrial areas with a long history of construction are selected and classified.Then the spatial distribution characteristics and renewal mode are studied and summarized.Firstly,this paper constructs the evaluation index system of the renewal potential of the old industrial zone,collects the original data of the study area,analyzes the spatial differentiation characteristics of spatial quality,and uses the TOPSIS comprehensive evaluation method to evaluate the renewal potential.According to the research and analysis,22.70% of the study area has medium high potential,and 18.63% of the study area has high potential.Douhe area has a certain renewal and upgrading potential,and the evaluation units with high renewal potential are mainly distributed in the central area of the study area,mostly along the east bank of Douhe River and traffic trunk roads.And the road traffic layer is the most influential factor in the first level index of the renewal potential of the old industrial zone.The main factors that affect the spatial quality of the old industrial zone in the secondary indicators are the degree of view connection,road integration,green space coverage,landscape diversity index and road density,which account for a large proportion.Then,according to the actual situation of the survey,20 industrial plots with high renewal potential in Douhe area were selected.Most of these evaluation units are abandoned and idle industrial land,logistics and storage land or industrial land that has been shut down for relocation,which is in line with the general selection law of giving priority to urban renewal.After that,among the 20 industrial land with high renewal potential,this paper selects the South District of Tangshan Iron and Steel Co.,Ltd.as the research object for the feasibility of reusing the high potential industrial land.The reason is that the South District of Tangshan Iron and Steel Co.,Ltd.is known as the "hometown of converter",and the industrial buildings and process flow are relatively complete.This paper mainly uses the field scale questionnaire to study.After the questionnaire analysis of Tanggang South District,the most important factors affecting people’s feeling evaluation mainly have five principal components,which are named as service facilities,space environment,style and features,aesthetic degree and pollution degree.Among the five principal components,the most direct factors influencing people’s feeling evaluation are the completeness of surrounding service facilities,the degree of reflecting the appearance of the times,the integrity of the appearance,the beauty of the facade,and the degree of land pollution.Finally,according to the research results of renewal potential and reuse feasibility,the paper puts forward the renewal and reconstruction strategy of the old industrial zone,which mainly includes the optimization of spatial structure,mixed functions,industrial heritage evaluation,preservation of building reconstruction,road traffic accessibility,landscape environment repair,public space construction,brownfield pollution control and other measures,so as to provide reference and reference for the renewal and reconstruction of the existing land in the old industrial zone Suggestions.
