In recent years,China’s government departments and most construction enterprises have realized that the traditional crude construction methods are relatively backward and difficult to develop sustainably.Through a comprehensive and innovative management model and industrialized production methods,the traditional high investment,high pollution and low efficiency construction model has been changed.As a result,prefabricated buildings are facing a rare opportunity for transformation and an unprecedented impact of reality.As more and more areas of prefabricated buildings are flourishing and the building area and percentage are growing day by day,the current prefabricated buildings in China are still in the primary stage,and the high cost is the main reason to limit its progress.Firstly,This paper firstly compares the basic theories of prefabricated buildings,the differences between EPC general contracting model and traditional contracting model,the comparison of prefabricated buildings cost and traditional cast-in-place buildings cost,and the structural equation model,etc.at home and abroad.Secondly,based on literature reading,expert interviews and case analysis,we collected,read and organized a large amount of literature on the cost of prefabricated buildings design stage,production stage,construction stage,transportation stage and other factors,finally identified and determined 24 factors affecting cost,initially constructed a model of cost influencing factors,and proposed 10 basic paths of research hypotheses.Based on this,the actual ZW project was selected as a case study from the perspective of EPC general contractor,a questionnaire survey was conducted to collect relevant data,SPSS24.0 software was used to describe the collected data in detail,and empirical analysis was conducted in terms of reliability,validity and exploratory factors.Then,the path of the influence factor model was explored by using AMOS24.0 software,and the model’s better fit,validation factor test,model correction and adjustment,mediating effect,and second-order validation factor were tested successively,and the empirical results of the model were analyzed in detail.It was found that all 10 initial basic hypothesis paths of the cost impact factor model for prefabricated buildings hold;the stages that affect cost magnitude are installation stage,design stage,production stage,transportation stage,and other factors in order.Finally,the cost control framework under the EPC general contracting model is constructed to control the whole process cost of the project,and the main influencing factors of the cost of prefabricated buildings under this model are analyzed and corresponding improvement suggestions are put forward,with a view to enriching the theoretical exploration of prefabricated buildings in terms of cost and providing scientific and reasonable rectification solutions for the practical solution of cost problems. |
