At present,the environmental pollution and resource consumption caused by the traditional construction methods have seriously hindered the development of China’s construction industry.As a typical representative of construction industrialization,prefabricated buildings can effectively solve a series of bottleneck problems in the development of the construction industry.Therefore,China began to vigorously promote prefabricated buildings.As an important part of the development of prefab building industry,the application degree of real estate enterprises to prefab building will directly affect the development process of prefab building.At present,the prefabricated component combination decision is the foundation and very important work for real estate enterprises to carry out the prefabricated building project construction.And at present due to the lack of perfect real estate enterprise itself the mature component combination plan,the government and industry lack of policy guidance,combined with prefabricated construction project has yet to achieve 100% rate under the condition of assembly,caused by the improper selection of components in real estate enterprises prefabricated construction project not up to standard in quality and cost overruns,frequent safety accidents and other problems,influence the final project expected benefits,thus affecting perception of prefabricated construction and real estate enterprise,will affect the advance of the prefabricated construction effect.Therefore,it is necessary to conduct an in-depth study on the influencing factors of the combination decision of prefabricated building components in real estate enterprises,so as to provide relevant suggestions for the selection of prefabricated building components in real estate enterprises.Firstly,this paper analyzes the problems faced by real estate enterprises when making component combination decisions,summarizes the current research status at home and abroad,and combs the related concepts and theoretical methods of prefabricated components with the literature.Secondly,by means of literature analysis and expert interview,the influencing factors of the prefab building component combination decision of real estate enterprises are identified,and the influencing factors system of the prefab building component combination decision of real estate enterprises is constructed by using the interpretative structure model.Finally,through the explanation structure model analysis of real estate enterprises prefabricated construction component selection decision-making factors driving force source,put forward the research hypothesis,prefabricated building build composite construction of real estate enterprise decision factors influencing conceptual model,using the structural equation model combined with the questionnaire survey data analysis real estate enterprises portfolio decision the key influencing factors of prefabricated building components and the critical path.The results show that the characteristics of components,the technical level of components,the drive of government policies and the role of benchmarking enterprises as demonstration warning are the key factors influencing the decision-making of assembling components in real estate enterprises.The critical path is: "characteristics of the component itself" to "enterprise endogenous power","real estate enterprise prefabricated construction unit construction decision","component technology level" to "enterprise internal motivation","real estate enterprise prefabricated construction unit construction decision","government policy driven" to "external driving force","real estate enterprise prefabricated construction unit construction decision","benchmarking enterprise demonstration warning drivers" to "external driving force","real estate enterprise prefabricated construction unit construction decision".Based on the above research conclusions,this paper provides ideas and guidance suggestions for real estate enterprises to carry out component portfolio decision-making from four perspectives,namely,real estate enterprises themselves,the government,the industry and benchmark enterprises.In terms of real estate enterprises themselves,first of all,they should consider the influence of government policies on the selection and decision-making of enterprise components,and fully study the requirements of local governments on prefabricated building projects.Secondly,we should be good at learning from the successful experience of benchmarking enterprises and projects,and choose the component combination scheme suitable for the development of enterprises themselves.Thirdly,the cost concept should be established,and the impact of different component combination schemes on the project cost increment should be comprehensively considered based on the cost orientation.Finally,the component technology innovation should be strengthened and the component standardization should be improved,so as to finally perfect the decision-making system of component combination of enterprise assembly type building.As for the government,the mandatory policy should be combined with the development level of local prefabricated buildings to formulate the government’s requirements on assembly rate.In terms of incentive policies,we should increase financial investment,guide enterprises to choose specific components and improve the application degree of components through policies such as floor area ratio and pre-sale of commercial housing.In terms of the industry,the personnel training system should be strengthened,the industry associations should give full play to their service consciousness,give more suggestions on component combination schemes to enterprises,and improve the evaluation,evaluation and reward mechanism for enterprises and projects.Benchmarking enterprises should play a leading and exemplary role in promoting the mature and complete component combination schemes within enterprises,which can not only drive the development of assembly building component combination decisionmaking in small and medium-sized enterprises,but also enhance the brand effect of enterprises. |
