Since the Chinese economic reform,the construction industry has played an indispensable role in the national economy and created countless job opportunities.However,the traditional cast-in-situ construction mode gradually began to show problems,such as high material cost,high demand for labor,severe environmental pollution,etc.Therefore,the traditional cast-in-situ mode must be reformed.A new prefabricated building model got accepted in society,which has a shorter construction period,less environmental pollution,and low resource consumption.The new model is in line with the sustainable objectives and thus gains the governmental support.However,with the social feedback to the prefabricated building in recent years,the prefabricated building model has not been expected to develop vigorously because the cost of a prefab building is high compared to the cast-in-place building and the cost control is more difficult,which hinders the development of the prefabricated building.Therefore,this dissertation studies the main factors affecting the cost of the whole construction process and proposes the corresponding control measures and countermeasures.This dissertation adopts a literature review,qualitative and quantitative analysis,questionnaire survey and data analysis,and the combination of the structural equation model to find out the main factors influencing the prefabricated construction cost,the main results of the dissertation are as follows:1.It identifies 25 secondary factors that influence costs through the literature review and then categorizes these factors into five levels--design cost,production cost,transportation cost,installation cost,and other cost factors.Through qualitative and quantitative analysis,the dissertation adopts the method of the questionnaire to obtain the comparison value of the importance degree among the influencing factors and then tests the data for reliability and validity,and retains the qualified data.2.A method of structural equation model is adopted to establish the prefabricated construction cost control factors affecting the structural equation model,the qualified data import model fitting,evaluation,and correction until finally,the relevant parameters meet the requirements of structural equation model,get better adaptation degree model,combined with the corresponding evaluation standard,output the cost of key influencing factors.3.It is found that among the first-level factors affecting the cost of prefab building,other cost factors have the greatest impact,followed by production cost factor,design cost factor,installation cost factor,and transportation cost factor.Among other cost factors,value-added tax,design standard degree in design cost,mold turnover rate in production cost,construction site management level in installation cost,and transportation distance and route in transportation cost are the most critical factors in each level.Based on the above findings,the dissertation,for promoting the development of prefabricated buildings in my country,proposes a series of measures for the key factors affecting the cost of prefabricated building to minimize the cost of prefab building by adopting the most effective means of cost control.
