Research On Integrated Management System Of Prefabricated Buildings Based On General Contracting Mode

In recent years,national plans for prefabricated buildings have been promulgated and supporting policies have been continuously improved.It is foreseeable that the development direction of the construction industry is about to change,and prefabricated construction will be the main construction method in the future to achieve green,low-carbon and sustainable development.Prefabricated buildings are fast in construction and have low environmental pollution.They have many benefits to society,environment,economy,nature,etc.However,due to the changes in its production methods and construction concepts,the traditional contracting model has not adapted to the construction process of prefabricated buildings,hindering the development speed of prefabricated buildings.At the same time,the decoration mode of prefabricated buildings still uses the decoration methods of traditional buildings,which is equivalent to returning to the historical road of wasting manpower,material resources,financial resources and various other resources.On this basis,we urgently need a new construction model---based on the project general contracting model,using integrated management as a means to overcome the difficulties in project management,and highly coordinate the participating units,professionals and others The relationship between the participants,efficient management of the entire process of construction projects.This paper takes prefabricated construction projects as the research object,takes integrated management as the basis,and uses the integrated management mode of general contracting and digital technology,solve the problems of the overall management of all parties involved in the prefabricated construction project,the difficulty of matching and coordinating each stage of the construction project,the waste of resources and the increase of costs due to poor information.From three aspects of management planning,control and measures,and effectiveness evaluation,the project integration management research is carried out:In terms of management planning,combined with the general contracting mode of the project,integrated and optimized the administrative organization structure,strengthened the integrated management of information and process,and improved the degree of collaborative management of each participant;In terms of control and implementation,the digital integrated management platform is used for collaborative assurance,the return visit and research mechanism is increased,the quality control management is enhanced,the design and construction phases are efficiently integrated,and the entire life cycle of the construction project is integrated and managed;In the aspect of efficiency evaluation,qualitative and quantitative analysis of integrated management efficiency is carried out by using AHP to improve integrated management efficiency.According to the characteristics of prefabricated buildings,combined with the application status of prefabricated buildings,general project contracting and integrated management,an integrated management system based on general project contracting mode is constructed,including integrated management planning,integrated management control and implementation,integrated management efficiency evaluation and evaluation,etc,analyze the problems in the construction and implementation process of actual prefabricated building cases,propose an integrated organizational structure based on the general project contracting model,establish a hierarchical structure model for verification and analysis,and obtain the feasibility and necessity of integrated management based on the general project contracting model.Provide some experience in the integrated management of related prefabricated building projects.
