Research On EPC General Contracting Model Of Prefabricated Construction

Compared with traditional buildings,prefabricated assembly has many advantages,such as high construction efficiency,saving construction cost and high resource utilization.In the middle of the twentieth century,China put forward the development of prefabricated assembly.However,the development of prefabricated assembly has stagnated for quite a long time.Although in recent years,prefabricated assembly has been greatly improved in construction technology and management level,it is still far from our development needs.At present,the development of prefabricated assembly is restricted by low social awareness,low standardization and high one-time input cost.In the State Council’s policy on promoting prefabricated assembly in 2016,the seventh key task of formulating the eight key tasks of prefabricated assembly is to implement the EPC model.In 2017,the General Office of the State Council "opinions on promoting the sustainable development of the construction industry" clearly put forward that "the prefabricated assembly type should apply the general contracting mode in principle".In order to promote the development of prefabricated construction,it is necessary to innovate management mode to promote the development of the entire industrial chain.Firstly,this paper combs the basic theory of prefabricated assembly and EPC mode.This paper analyses the current situation of prefabricated assembly industry and the reasons that hinder the development of prefabricated assembly.Then,based on the theory of EPC general contracting management,it puts forward the key points of constructing prefabricated assembly EPC mode,and builds an EPC mode suitable for prefabricated assembly according to the key points.Then,the comprehensive benefits of prefabricated and cast-in-place EPC mode are quantitatively analyzed through case studies,and the application measures of the prefabricated EPC mode in cost,quality and schedule control are proposed.Finally,the reasons why the prefabricated EPC mode is difficult to implement are investigated and analyzed through questionnaires,and some suggestions are put forward to promote the development of prefabricated EPC mode.It is found that the combination of prefabricated assembly and EPC mode can improve the overall benefit of the project.EPC mode is in line with the characteristics of prefabricated assembly and the needs of the construction industry,which greatly exerts the advantages of prefabricated assembly.The EPC model of prefabricated assembly,which is constructed from all aspects and stages of project management and fully utilizing BIM technology,can improve the cost control of prefabricated assembly and optimize the qualityand schedule control.It is hoped that through the establishment of prefabricated assembly EPC mode and the suggestions and measures for the implementation of prefabricated assembly EPC mode,the advantages of prefabricated construction can be better realized,thus contributing to the development of prefabricated construction.
