As the development stage of China's national economy has changed from high-speed development to high-quality development,the development model of China's real estate has also changed,the real estate companies in China were switching their concentration from early stage of resources dependence to scale development,but now,into refining development stage.In recent years,Chinese government has to increase more macroeconomic regulation and control to the real estate industry,the continuing increase of the indemnificatory housing supply,the increasing strict of restriction policy,and the source of funds for real estate companies has been strictly regulated.The central government has repeatedly reiterated that "Houses are for living in and not for speculative investment." The regulation and control of the real estate industry by the government has entered a normal situation.It has been even more difficult for the real estate companies to survive under this background.And the competition has become fiercer under the trend of market concentration.Therefore,under such circumstance,project quality control has been aware as the core competency of real estate companies.In order to survive and develop in the fierce market competition,the real estate companies have to speed up the pace of development and speed up the turnover of funds,accordingly a lot of construction quality problems were generated.The unqualified houses arouse much dispute from owners,therefore,the engineering quality management of real estate project is paid more and more attention by real estate companies.Therefore,it has become an increasingly common view and hot issue in the real estate industry to upgrade the customer satisfaction by improving the engineering quality management of real estate companies.S company is an enterprise with first-class real estate development qualification.In the "Research Report on China's top 100 real estate companies in 2019" released in March 2019,S company ranked in the top 10.With the company's annual development scale unceasing expansion,in order to attract enough customers to achieve the annual economic targets,the company pays more and more attention to the project engineering quality management work.This article starts with the deep analysis of the necessity of studying the project quality management of the company from four aspects,which are the enterprises need gradually adapt to the market from the seller's market to the buyer's market,change the real estate industry overall quality is not high,the buyer quality complaints are on the rise,the need to survive in the market law of the survival of the fittest and the need for the enterprise to adapt to the strict supervision of the real estate industry by the government.Taking the H project development case of S real estate company as the research object,this article makes a systematic analysis of the present situation,main problems and causes of the project quality management through the project field investigation and investigation method,and on this basis,total quality management theory,process management theory and value engineering theory are applied,and establishes the quality management process based on the whole process of real estate project development and construction,through the standardization,the system operation instruction causes the quality control goal to be able to obtain the dynamic circulation promotion.The objective of quality management of real estate project is divided into four phases of real estate project development,such as project decision-making,planning and design,project construction and acceptance and delivery.This article has systematically refined a set of operational engineering quality management optimization strategies and measures,such as the determination of quality management objectives and the setting of product delivery standards,and reported for examination and approval,design disclosure and secondary design,key process quality control and stop check point setting,sample sending and sealing,sample lead and finished product protection,acceptance plan,actual measurement,household acceptance and acceptance inspection.Finally,this article constructs the safeguard mechanism for the implementation of project quality management optimization strategy of S company from four dimensions of organization,system,technology and capital investment,it hopes to effectively support the promotion of S company's engineering quality management level.The research of this article is not only beneficial to the improvement of S company's engineering quality management level,but also can provide reference for other real estate companies.
