Research On Performance Evaluation Of Old Residential Reconstruction Project

With the rapid development of the country’s economy,the process of urbanization is advancing day by day,and people’s living standards are improving.Due to the early construction period and poor management ability of the old residential areas,there are problems such as building damage,facility damage and low green rate in most of the residential areas.Old village renovation project is increasing,the implementation of the problems have also been the attention of scholars and the public,more focused on the renovation project of social benefit,therefore,this article obtains from the old village renovation project performance evaluation,considering the particularity,the science of old village renovation project performance evaluation index system,has the practical significance.Through the research and analysis of the basic theory and project performance evaluation of the old residential district this paper studies the main content of the performance management theory and determines the influencing factors of the performance evaluation of the old residential district reconstruction project Based on the study of relevant literature and norms,combined with the particularity of the old residential area project,the main content of the performance evaluation of the old residential area reconstruction project is clarified.The grounded theory is used to sort out the original data,and the performance evaluation index system of the old residential area reconstruction project is initially established through the three steps of open coding,selective coding and core coding.The evaluation index system is finally determined by screening the evaluation indexes through questionnaire survey.On the basis of theoretical research,through the selection of all kinds of weight methods,it is determined to use entropy weight method to assign weight to each indicator.Meanwhile,the evaluation method is analyzed.TOPSIS method is introduced to calculate the distance between positive and negative ideal solutions of evaluation indicators.Thus,a performance evaluation model based on Entropy-TOPSIS is constructed.The use of entropy and TOPSIS method is proposed for grace village renovation project performance is analyzed,through the questionnaire survey index importance ratings,project management can be seen from the Angle of weight dimensions of the highest,followed by the fund management,the stakeholders,accounted for the order in accordance with case index analysis,TOPSIS method to determine the indicators joint degrees,It is concluded that the performance level of Yiyuan Community reconstruction project is good,and the closeness degree of social benefit sustainability and social benefit sustainability are both close to 0.7,indicating that the performance level of the project index is good.And put forward to strengthen the project management cost,quality,contract,progress performance management and capital control and other corresponding improvement measures.The performance evaluation model constructed in this paper can be used as a reference to improve the performance level of other old residential reconstruction projects.
