Research On Quality Management Of Real Estate Development Project Based On BIM Technology

In recent years,as BIM technology has been widely used in key construction projects at home and abroad,The advantages of its project management so that domestic construction people realized that this technology should be vigorously promoted.But the large number of domestic projects is the real estate development projects,Only the large-scale application of BIM technology for project management in these projects can enable the domestic construction industry to achieve digital and information transformation.This article starts from improving the quality of real estate development projects,and gradually introduces that there is too much subjective consciousness in the traditional quality management mode.This consciousness will interfere with the effect of quality management all the time,and quality problems will appear,which cannot satisfy the present and future higher quality requirements.The emergence of BIM technology has made up for the defects of "subjective consciousness " and objectively reflected the deficiencies in project quality management,used the characteristics of visibility,simulation,optimization and coordination to find the weak points in the quality management plan based on "subjective consciousness ",and optimized the weak points in the project to make it more suitable for the quality management,so as to achieve the quality goal.This article explains the advantages of quality management based on BIM technology in various stages of real estate development projects,and explains the process of construction and implementation of the quality management system,emphasizing that quality objectives,plans and measures should be delivered in quality management to strengthen the supervision and inspection quality of implementation process,to ensure the collaborative management in the quality management process,and attach the importance to post evaluation and analysis in quality management.Through the case analysis of the S project,the construction and implementation of the BIM technology quality management system are applied in practice,and the advantages and advancements of the BIM technology quality management system in each stage of the development project are analyzed in the application.At the same time,the application process also reveals that human subjective consciousness can still affect the normal operation of this advanced system.Therefore,as the leader of the real estate development project,the development units need to increase the training of the management and implementation layer of all participating parties in BIM technology and the supervision and inspection during the quality implementation process,so that the project participants can actively follow the BIM technology that has optimized quality measures and program execution operations,use the BIM technology collaborative management platform to communicate and collaborate,combine BIM technology and quality management tools to complete quality evaluation.Finally,the quality management level of each stage of the real estate development project can be improved,the quality target can be realized,the overall quality target of the project is completed,and the company’s market competitiveness is improved.Finally,the author also puts forward some suggestions for the application of BIM technology in the domestic construction industry.It is believed that with the promulgation of relevant policies,BIM technology will be more and more used in the domestic construction industry,eventually realizing digital and informatized Chinese construction.
