Research On Collaborative Management Of Project Owners And Supervision Units In Real Estate Construction Projects

Construction project supervision in China since1988has been25years since thetrial. In this25years, the construction supervision experience from the pilot to thedevelopment process of the comprehensive promotion, the construction supervisionsystem has experienced continuous improvement and perfection, has graduallyformed with the conditions of our country to adapt to the characteristics, and in theregulations, countries have formulated the "construction law","code for constructionproject management". A series of laws and regulations to support the development ofconstruction supervision.For an ordinary construction projects, such as real estate construction project, theproject participants have project owners, supervision units, construction units,reconnaissance units, design units and other five parties. Between the five parties inthe project development process will occur all kinds of contact. There is a contractbetween the supervision units and project owners, between it and the project ownersis the "relationship between engineers and owners", project management, projectowners and supervision units belong to the owner’s project management. Thesupervision units, to coordinate the relationship between and the project owners is thepriority among priorities for their work, decides the supervision can be implementedsmoothly; at the same time, for project owners, development can control project, toachieve the expected objectives, collaborative work often depends on its andsupervision units. Therefore, collaborative management between project owners andsupervision unit, is the key between the parties involved in a project collaborativework.This thesis uses the common housing construction project as an example, thedomestic construction project, takes the system theory, cybernetics, organizationtheory, aiming at the project owners more deeply involved in the management of thereal estate construction project, analysis of the various relations between the projcetowners and supervision units, clear on both sides of the division of labor, duties andobligations, the discussion of the model and key points of both collaborative work,and put forward the project on the basis of the assessment.Through this research, aimed at the collaborative management theory and actual operation to better guide the project owners and supervision units in the projectdevelopment.
