Study On The Competency Of Managers In Prefabricated Building Construction Projects

With the acceleration of building industrialization,prefabricated buildings have ushered in a vigorous development stage,but the development of the management system of prefabricated buildings can’t meet the development needs of prefabricated buildings,and the imperfection of the management system makes the prefabricated buildings can’t give fully play their advantages of short construction period and low cost.As the foundation of prefabricated building management system,the matching degree between prefabricated building construction project managers and prefabricated building posts can directly affect the perfection of prefabricated building management system.At present,there are two main problems in the management of prefabricated buildings: one is the huge shortage of prefabricated building construction project managers,the other one is the unprofessional of the existing managers.Therefore,introducing the concept of competency into the research on the ability of prefabricated building construction project managers has practical guiding significance for selecting suitable prefabricated building construction project managers and improving the management ability of existing managers.Aiming at the existing problems of prefabricated building construction project managers,this paper constructs the competency model of prefabricated building construction project managers based on the competency theory,and applies the competency model to the actual project to evaluate the competency of prefabricated building construction project managers.The main research process is as follows:Firstly,through discussing the research background,research significance and theoretical basis,this paper proves the feasibility of using competency model in the research of the competence of prefabricated building construction project managers and the necessity of the research of the competence of prefabricated building construction project managers.It also lay a firm theoretical foundation for the later construction of the competency model of prefabricated building construction project managers.Next,the methods of literature analysis,big data analysis and expert analysis are used to construct the competency index system of prefabricated building construction project managers,and 22 competency indexes such as industry system and standard are obtained and divided into five competency dimensions such as knowledge accumulation.And then,the weighting method of interpretive structure model and network analytic hierarchy process are used to explore the interaction between competency indicators,22 competency indexes are divided into surface,middle and deep influencing factors,and the competency indexes are identified which has an important impact on the competency of the prefabricated building construction project managers.Finally,fuzzy comprehensive evaluation is used to evaluate the competency of the prefabricated building construction project managers,and the evaluation system is applied to the practical prefabricated building construction project to analyze the competency grade of the prefabricated building construction project managers.And the rationality and practicability of the evaluation system are proved by Comparing with the reality.
