With the gradual tightening of China’s policies on the real estate market,the era of huge profits in the real estate industry has gone forever.How to maximize profits through effective cost control of the project has become an important issue facing enterprises.However the cost control of real estate companies is not limited to optimization in the design plan stage,and ineffective cost control in the construction and development stage is also crucial.In this paper,the representative projects of ZJ company in the rising period of development are selected as the research object.By analyzing the management mode and cost composition of its case projects,comparing the construction and installation costs,pre-tax construction costs,and cost profit indicators of the project and the benchmark project,the difference in cost control during the construction phase of the real estate project and the key points of management and control are obtained,that is,reasonable contract planning,Efficient bidding management and strict control of visa changes.Through the comparison with benchmark projects,the possible problems in the construction stage of the project are sorted into questionnaires,and the relevant stakeholders or stakeholders are investigated and analyzed.Then through the analysis of the reliability and validity of the questionnaire data,it summarizes the actual problems that affect cost control.Analyze the causes of the main problems based on the research results of relevant literature.The research results show that ZJ company has problems in organization management,design management and schedule management in the cost control of construction stage.These problems are mainly caused by differences in construction organization and management and skills;design management defects in the construction phase;and unreasonable project operation cycle arrangements.In view of the reasons for the above problems,this article puts forward some improvement suggestions for strengthening the internal construction of the enterprise;standardization and standardization of design management in the construction phase;reasonable control of the project schedule in the construction phase.In view of the causes of the above problems,this topic puts forward to strengthen the internal construction of enterprises,standardization and standardization of design management in construction stagearticlart,sggestions for improvement,such as reasonable control of project progress in construction stage.In order to verify the conclusions obtained in this topic,the data of construction and installation costs,pre-tax construction costs,and cost and profit indicators of similar projects in the same area,which are proposed to be improved in this topic,are selected for analysis.In the end,it proved that the conclusion of this article is reasonable and it can be used as a reference for cost control in the construction phase of similar projects.
