In recent decade, China’s real estate industry obtained rapid development, but with volatility of operation of macro economy and housing prices are high, the government’s control power industry growing, and increasingly fierce competition within the industry. Large real estate companies use of resources, capital and talent advantages, realize scale expansion, the industry profit margins squeezed more and more thin. In this case, improve project profit levels become a sign of real estate enterprise’s core competitiveness. As a result, the importance of real estate project cost management is emphasized.This paper takes Chongqing Huayuan district construction project as the research object, on the basis of cost control related theory, analyses the whole process of the project cost management. First, this paper introduces the research background and purpose, and the domestic and foreign research present situation of cost control, pointed out in this paper, research methods, innovation and deficiency. Secondly, this paper introduces the construction project cost control of real estate related theory, including the theory of real estate development, cost control and cost control of real estate construction project of the object, cost structure, the influence factors of cost control. Third, the construction of Huayuan district in Chongqing project are introduced. Mainly illustrates the background of Huayuan village construction projects, organization structure, etc., will be Huayuan district construction project is divided into investment decision, design, construction and project marketing four stages, and pointed out that A real estate developers on the various stages of cost control goal is different.
