As China’s economic growth slows and urbanization enters the latter half of the process,urban developable land continues to decrease,and resource and environmental problems caused by largescale urban construction have become increasingly prominent.The urban development model is shifting from "incremental development" to "stock renewal." change.The changes in the production and construction mode of China’s construction industry and the changes in the population structure have profoundly affected the development mode of urban renewal.In 2020,the "14th Five-Year Plan" proposed the urban renewal action plan for the first time.It is another epoch-making policy guideline in the field of urban renewal following the old city reconstruction and shantytown reconstruction policies.After the implementation of the urban renewal action,the large-scale demolition and the completion of the city became history.The eradication of urban memories and the intensification of conflicts between stakeholders in the process of large-scale urban demolition were effectively alleviated.In the context of urban renewal,Beijing issued a series of planning policies such as the new master plan and subsequent control regulations,guidelines for the style and features of historic districts,and guidelines for urban color.The new and renewal design of Beijing’s urban blocks has the charm of the ancient capital and the features of the times.Characteristic research is highly valued.We urgently need to conduct research on the renewal of existing residential areas in Beijing.On the basis of preserving the features of Beijing’s ancient capital and the memory of the city,we should explore ways to participate in multiple parties,to effectively improve the living conditions of residents,to avoid community decline and sustainable development of residential areas.This paper studies the regeneration strategy and planning design of existing residential areas in Beijing.The content of the paper includes the following aspects:First,study the transformation and renewal process of existing residential areas in domestic and foreign cities;analyze typical cases and successful experiences of residential renewal in developed countries in Europe,America,and Asia;select three domestic firsttier cities,Shenzhen,Shanghai,and Beijing,to sort out the urban residential areas Renovate and update relevant policy documents and grasp their development context and direction,and extract strategies and methods related to the regeneration of Beijing’s existing residential areas through case analysis of existing residential area renewal in various cities.Secondly,based on the research on the renewal of existing residential areas at home and abroad,a strategy for the regeneration of existing residential areas in Beijing is proposed.The strategy carries out in-depth research on the protection of Beijing’s ancient capital,the organization of transportation and the creation of the environment,the participation of residents,the integration of new and old residents,the improvement of indoor living quality and the adaptation to aging,etc.,from the aspects of city and planning,residents,and buildings.Finally,the regeneration strategy of Beijing’s existing residential areas is implemented in the planning and design of the Fuwai Nan Barracks project in Beijing,and the strategy proposed in the paper is tested to provide practical experience for the regeneration of existing residential areas in Beijing in the future. |
