The construction of residential building entered into a high-speed developing period asour country adopted the policy of reform in80s of20th。Hoping to improve the livingstandards of urban residents as soon as possible,the government constructed a lot ofeconomic and suitable residences,which have made outstanding contributions to theappearance of cities and improvement of living standards over a certain period。However, the environment of most of these residence are abominable at present, theproblem exists in many aspects including lack of integration with rapidly developingurban environment、great density of residence、waste of energy、lack of landscaping、lack of effective associating space、confusion of outdoor space. Problem also exists inamenity and security. As things stands, these residences is not ready to be demolished,they will play an important part in urban residential system for a long period.Nowadays, the strategy of demolishing adopted in the renewing construction of cities.Obviously, they are not much researching value、not obvious local folk custom culturespecialty and historic buildings, but they carries developed social network, what’smore there is great use value from substance aspect.In order to accommodates to the rapid developing of city、improve residence landscapeenvironment,improve people’s living standard、promote socialist spiritual civilization,searching for new renewing mode of old residential area、better organic renewingmechanism, adhered to the strategy of sustainable development、tap the potential ofdeep reservoir, the writer has carried out a great deal of research.（1）In field of architecture and urban planning，mixing sociological theory andeconomic theories, the writer took ShenYang for example to carry out research aboutold residential area living environment, than to improve people’s living standard.They are gaps of old industrial bases research, it’s also one of a question raised forconsideration or solution in Chinese urban environment.（2）Using sustainable theory to evaluate and choose the opportunity of renewal, tomaximize the save of resources; Meantime, combine with specific natural andsocio-cultural environments of ShenYang, to form concrete measures that is arealcharacteristic and appropriate to promote in ShenYang.（3）Raising the concept and operation of sustainable rebuilding, make old residentialbuildings and its environment to be suitable for the renewal of the city, carry thesustainable design of the city, ensure the sound development of the city.（4）Searching for the path of effective using of small space and creating comfortableliving surrounding. The thesis approaches the meaning and strategy of bettering old residence theoretically.The way of research is emphasis on integration、seizing crucial factors and embodyingcross-subject academic point; through the path that theory be combined withpractice, specify the research of comparative study of China’s realities and foreignexperience, eventually, we can deduce the theory and strategy that is suitable toChina’s realities.Meanwhile, basing on theory research, we will carry out related practice test andexamine the reasonability of research in the process of practice.
