| Due to the increasingly stringent restrictions on outward expansion, today’s urban construction is now shifting to the direction of internal development.Under the new normal, the mode of "Large-scale demolition and construction" has come to an end,and the exploration of new paths and channels for sustainable urban development has gradually begun. The theory of "organic renewal" has learned from the lessons of large-scale demolition and redevelopment in the past, and considers the city as a "living body",emphasizing people-oriented and gradual progress, focusing on the preservation of historical values and sustainable urban development, which has attracted much attention in the current urban construction transition. In the process of exploring sustainable urban development and renewal, the preservation and transmission of historical and cultural heritage has become the focus of research. From the reality, the topic of conservation may focus more on historical and cultural cities and historical and cultural districts, and in recent years,it has been expanded to include historical and scenic areas. In fact,in addition to these statutory historic preservation areas, there are many fragmentary historical remains that constitute the established urban cultural heritage,as well as the traditional living content and collective memory of the surrounding environment. These material entities and social and cultural elements also permeate the entire development and evolution of our cities, and together with the statutory preservation content, they complement and complete the historical and cultural information and value connotations of the cities. Therefore,it is particularly important to study the organic regeneration of urban historic preservation areas in a broader perspective based on this understanding. In this paper, the concept of "historic area" is used to express the "larger scope and broader connotation of urban historic preservation. The study takes the urgent need for the conservation and renewal of cultural heritage in historic areas and the participation of multiple subjects as the origin, and explores the new path of organic renewal of historic areas against the background of relevant policies and practice trends. The article firstly summarizes the main characteristics of historic areas and the main problems of their preservation and renewal. The article also analyzes the research and practice cases on the conservation and renewal of historical areas at home and abroad, and triggers a new understanding of the organic renewal of historical areas. In other words, based on the existing theories and practices of organic regeneration, and inspired by the contemporary urban regeneration unit planning, the "unitary" organic regeneration is proposed, and its four connotations of "respecting history and inheriting culture","multiple participation and balancing demands","overall structure and differentiation",and "sustainable development and change management" are elaborated. The "unitary"organic regeneration framework, which is mainly composed of "value system construction, boundary delineation of regeneration units, definition of regeneration unit types, and guidance of regeneration unit implementation",is finally constructed. The"unitary" organic regeneration emphasizes the guiding nature of the overall value system of the historic site and allows for the differentiated regeneration of each regeneration unit in the historic area, choosing more targeted protection and regeneration methods in a timely and appropriate manner,so as to achieve a more inclusive regeneration concept to protect and inherit The last part of the article is an empirical study. The last part of the article is an empirical study, which takes the Datianwan-Cultural Palace-Auditorium historical area in Chongqing as an example to explain the application and practice of the "unitary" organic regeneration framework, completing the transition from theoretical research to practical level of "unitary" organic regeneration. |
