| In order to better for relevant enterprises to understand the risk of real estate development project,this article through the literature,selection of BL real estate company W development project as the research object,according to the basic concept of risk and risk management,real estate development project in the process of operation risk management concepts,and project risk evaluation method in the management theory research,Brainstorming method for project risk identification,the SWOT analysis method for risk identification,identify the project the whole process of four stages of 21 major risk factors,by AHP,fuzzy comprehensive evaluation method for project risk evaluation,the evaluation result is according to each stage of risk coping strategies and measures are put forward,and discusses the W content of project risk management.The aim is to improve the real estate company’s risk cognition of project development,so that in the whole process of project development,it can effectively manage and prevent risks,so that the W project can be put on the market smoothly and obtain the scheduled income.The study found that the risk level of W project belongs to the general risk level.According to the four stages of risk management importance in the whole process of the project,from high to low,the risk is in the investment decision-making stage,the risk in the preliminary preparation stage,the risk in the sales operation stage,and the risk in the construction stage.On the basis of risk analysis,risk factors for 21,have identified the consequence of causing the root cause of the occurrence of a risk,and risk of symptoms,and determine the risk level of each risk factors,and then based on these content formulated the corresponding risk coping strategies and refined into specific measures,dispatch relevant departments to supervise each risk factor,and implement risk response strategies and measures.Among them,the risk of project positioning with high risk factors is professionally analyzed and specific operational risk response measures are put forward.Although the risk of W development project is not very big and it is a general venture investment in the industry,investors should still pay attention to this investment and avoid the risk transformation to a certain extent.Therefore,investors should not only evaluate their investment,but also carry out risk management and risk monitoring in the whole process.Continuously strengthen the risk management of the project.According to the relevant investigation and research in this paper,some problems and solutions will be summarized to provide some reference for real estate enterprise project risk management. |
